Hindu succession act

Hi,

My maternal grandfather (Hindu) had 4 children 3 daughters and one son, he died in 2007 and at the time of his death he agricultural land worth crores. The property was not purchased by him but was about 3 generations old, now my maternal uncle (Mama) bullied my Nana to make a will in favor of his grandson (My Cousin). Now my Mama sold off the entire land holding without even consulting my mother or the other sisters.

Now my question is

Could my maternal grandfather bequeath ancestral property via a will to his grandson?
can my Mama legally sell of the entire land holding using the will and without my mothers consent?
If the answers is yes, then what is the significance of Hindu Succession Act, Section 6 2005, if a father can siphon off entire share of the ancestral property via a will to his son/grandson excluding the daughters

Thanks

Obc non creamy layer

sir,
i am in obc,my father is a psu employee, his salary is more then 6 lakh per annum, having no other family income or no property. His post isn't comparable to the post in Government Services.
Am i eligible for non creamy layer?

In following OM of central govt.,it is clarified(page 9,point9) that if salary is more then 6 lakh per annum,it is case of creamy layer. But in next point(point10) it says that no saleried income or income from agriculture will be taken in the account,it means income from other sources should be 6 lakh for falling in creamy layer.
These opposite points are confusing me.
Please let me know that i am in NCL or not ? Thanks a lot.

Property on rent

I am seeing lot of dispute against between the rental lessee and the owner. When someone rents out a property (for any period of time) what reason does the lessee refuse to leave the property (when the contract ends)? It is someone else property and how can the lessee say 'I cant leave'? I keep seeing the arguments from the lessee that 'I am sole income generator and I don't have place to live' etc.In my opinion, these are silly reasons, because when he signed a contract, he knew that had to leave and it is not his property. Also, the owner would be giving some time to find another place (1-2 month notice)?

I know that every lawyer would say to file a case if the lessee refuse to leave. But because of our inefficient and long judicial system when things get to longer 5-6 years of time, ultimately the owner looses his time, effort, money all? So why does our law is so much for the lessee????

Right now I am lessee (residential) living in a foreign country, where I will either try to renew my contract/ or find a new place if the owner say to vacate/or if rent is too high that I cant afford. Even if I manage to stay here for more than 50 years in my life, I would never refuse to leave if the owner says so irrespective of the country I live in.

Hope the advocates take my question as not a legal question, but more of as a general one and provide with some valuable input.
