Dispute in building

Respected Members,
I live in a building which has not yet received a completion certificate. Because of building issues my parents had arguments with other building members. Without any genuine reason there is a couple who are creating nuisance and talking in very intolerable method. This happened repeatedly thrice. My parents are aged above 50.
What legal action can be taken against such people.

Property dispute

Respected Members,
I own a property( which is not yet registered) we have put up the papers for regularization of the same. I am receiving the Tax of it on my Fathers Name since 7-8 years. The light meters is also on my fathers name.
The problem is my grandfather helped my father financially in purchasing the said property but after a few years my father repaid all the amount to my grandfather.
Then my father gave the said property on rent and still being modest he used to give some amount of rent to my grandfather for his monthly expenses (Even after repaying the full amount to my grandfather).
Now i want to ask weather my grandmother or my uncles( i.e. my fathers bothers) will have any legal right on the said property.
I want to mention NO PAPER WORK is done on my grandfathers, grandmother or uncles.

Custody of children

I have two children and they are living with their mother in Ahmedabad. I am living in Mumbai. My wife deserted me and took my children to Ahmedabad. She got the order for maintenance of children and not for her.

My questions :

where should I file the case for custody. In Ahmedabad or Mumbai.

If the children says no - we don't want to live with father, the court will permit me custody or not ?

If my salary increases in future, can the court increase maintenance. And if my salary decreases, can the court decrease maintenance ?

If I am paying maintenance to children every month, can I get access to them without filing custody.

Enforcibility of Nagarparishad patta for EM & SARFAECI

Chotu Lal Gujjar gas offered a nagarparishad patta for EM to our bank for his cash credit facility.During field inspection it has been found that the patta is using for commercial purpose(hotel).But as per the patta it is mentoined that the use should be domestic not commercial.May Bank can EM this property?SARFAECI is possible or not?.May the NOC from Nagarparishad is suffice or any extra precaution should be taken.Pls advice.

land registration

Sir,
This is Gandhi. I am pursuing ca final. Now iam going to topic I am facing a civil probleml that is I owned a land in my village from my fore father's (I.e.,more than 100 years ago)now also my father doing cultivation in that field. Problem is it was registered by somebody in the year of 1950's. I and my father also don't know about that recently I knew it. In RH AND EC having with their names. how can I proceed. Now. I had a agreement (our's)of that field in that they didn't mentioned survey number but they wrote it as a name of that field.
Please help me

How to calculate share in ancestral property?

Family info is as follows:

D (he got ancestral property from his previous generation, 100% this is not self-acquired)

Wife
2 Daughters (1 was married when D died but the other didn't marry at all)
6 Sons


D died in 1979
Wife died in 1992
Unmarried Daughter died in 2003
Married Daughter still alive


So now I want to know the following:



1) How many shares are calculated after D's death?


2) Wife and unmarried daughter didn't have any will.

Chotu Lal Gujjar offered a Nagar parishad patta to bank for EM creation.During field inspection it has been found that the use of the patta is commercial(hotel) but as per the patta it is written the use should be domestic not commercial.What should be the measures bank should take for EM creation.May NOC from Nagar Parishad is suffice for EM creation or any extra precaution is needed?

Cooperative society act

I am a member of a cooperative housing society. The land of the society was acquired by the Government of Rajasthan several decades ago for a public purpose. However, when it did not need it for the purpose, it returned the land.

In the meanwhile, on account of another action of the government, a part of the land got into some dispute and the affected party (not part of the society) managed to get a stay. This stay has been operative for the past over a decade.

The Society in the meanwhile went ahead with allotting plots to its members and some of the members were on paper given plots only on paper as part of the land was under dispute. Rest of the members got title deeds. for their land from the government.

1. Was it legal on part of the Society to give some members land on a dispute piece.

2. Was the Government of Rajasthan/Registrar of Societies right in accepting such allotments - where some of the members have been denied their rights.

Passport documents

Dear Sir,
I am staying in Navi Mumbai For the last 8 years in rented apartment.Now I want to apply for passport.

I got Pan Card,Aadhar card ( Issued in FEB15), LPG Connection in My Name (Issued NOV14) & school Leaving Certificate (from my native Place-Kerala).
I am staying in my present address since OCT14 and both Aadhar Card and LPG connection has my present address .

Can I apply for passport with above documents.
Please help and advice me.
