Sir mera naam vrujesh bhatt he.mere father 2010 tak.gujarat me farmer the.but usnka land GIDC ne purchase kar lie.in2011 mere father ne land agrement kia .but land ka tital clear na hone ki vajah se till2015 tak hum vo land purchse nai kar paye.in feb 2015 me mere dad ki death ho gai.ab mere father ke naam se 7/12 me koi land nai he.to kya vo agrement se me land buy kar sakta hu.?kya vo agrrment abhi valid he.?plz solve my qry.

The said flat is owned by 'A' and he nominated his wife'B' and brother 'C'. The nomination is approved and registered by the society. Now the owner'A'passed away in 2010 and also the brother 'C' passed in 2014. Now we need to transfer the share certificate and ownership to wife 'B' and heirs of brother 'C' which is his wife 'D'. The manager of the society told us that it is too late for this transfer. Only wife 'B' can be a member and not owner. She also cannot will out this property nor can nominate the flat.
Question : Can 'B' and 'D' be joint owners and can their names be reflected in share certificate.
Kindly assist.

Hello,
My father had purchased flat in 1992. He died around 2007. I have one brother and three sisters. We, both brothers, has not contributed at all during purchase of this flat. We were still undergoing education during that time. After his death, my three sisters removed their rights from property with proper agreement. So now my mother has first name in property followed by my elder brother and then me.
We are planning to sale this property now. So will this sale affect me or my brother from Income tax perspective though we want to give and submit all money in my mother's bank account. She is at present 72+ age.
Also as per capital gain tax rules, I guess we will have around 2 Lakh as capital with this sale. So will it get exempted for my mother being senior citizen or we need to pay capital gain tax on this? If yes, how much - 10% or 20%?
Please advise and thanks in advance.

A civil suit was filed in the lower court for removal of fraudulent registrations made on property. Since the respondents did not turn up for the hearings, the court has announced ex-parte judgment. It is said that if the respondents want to appeal against the ex-parte order, they have to pay the fees to the court equivalent to that of the stamp duty of the property value. Is it so ? Can you please confirm this ?

I m a state govt. of Maharashtra employee and my wife has filed a case u/s Domestic Voilance. if DV is proved , will this has any effect on my job . as someone told me that court will send DV remarks to govt. and action will be taken on me. pl guide.

My younger brother aged 73 yrs R/o of South Delhi is widower since last 12 yrs and feels loneliness despite 2 sons aged around 50 yrs and their wives with my 2 grandsons.
All of them harass him to grab his property against his will at present to part with it. The daughter in laws are cunning and always try to search a quarrelling points with false allegations against him so that they can press him to part with his property in their name or their husbands names before my death which I do not want to do so at present.
As a result of it peace of mind is disturbed in the home since his wife has died. He is in great distress therefore your valuable guidance is highly appreciable.
Any solution may be guided to him to get rid of all these problems Can he have a lady in live in relationship with him to pass his lonely time, with a condition she may not claim his property rights later on. Is there any written agreement is needed for this purpose with her. I can pay to guide me in detail on this subject and write my legal agreement etc if needed. Your fees to be paid.

money matter:- sir our firm was initially proprietorship firm and we sold goods to individual on credit and after few months we convert our firm in to partnership. we file a suit for civil recovery. but before suit issue fix we produce firm registration with amended suit. now please advice what are effects of this on suit and advice some positive ruling regarding to it.

if after registration of partnership firm the new amended suit will be fled along with the previous with the prior permission of the court
Maintenance due not paid by member
Hello,
I am Member for one of CHS.
We have came across one member in Society who has not paid dues for last 3 years in society.
Whenever we have a demand he create nuisances and fights with people going to demand the money.
Further he keeps his commercial vehicle in society premises and harassing other members in society.
Please suggest what actions could be taken against him.
