Sir, recently i have seen a township property from the reputed builder (class a) near taloja (navi mumbai). They have started the project and the possession wil be on 2019 . there will be 319 houses for the construction in the township .
My questions :
1.Is there any issue in purchasing the house in township which comes under gram panchayat.
2. what legal documents i need to check before purchasing the house.
3. cidco or the govt interference will be there in case of resale in future ??

My flat in Gurgaon is on lease agreement for 11 month. Of course it is on stamp paper and duly notarised but not registered.
Can the flat be got vacated on lapse of lease period under specific relief act?
2. There is clause for automatic raise of lease rent to 30%higher value if not vacated on lapse of lease agreement. Can this also be enforced through specific relief act or specific performance act or is any other suit is required?
3. The rent value is out of rent control act limitation

sir,i am a govt.servant, department ordered to dismissal from service on ground of moral turpitude (sentence in acb case)dt.20/11/15
my regular retirement date is 30/11/15.
department did not fulfill admn.rules before
issued order .Dp.did not gave me chance to personal hearing.
can i file petition in high court for that?
is it possible to go direct high court ?

Ques no. 1 ::: I want to go on "leave without pay" . Is "extraordinary leave " same as "leave without pay" ??
Ques no. 2 ::: If same How do I apply for it ?? How much time in advance do I have to give the application ??
Ques no. 3 ::: Max duration of this leave I can avail at a stretch or in pieces ??
Ques no. 4 ::: Who will be the sanctioning authority in my case ??

We have 5 acre of land in outskirts of Bangalore since 30 years.
We planned to sell the land and found a buyer, the buyer asked us for conversion of the land from agriculture to commercial.
The issue is that during conversion process the revenue department (revenue officer) has cleared 4 acre and for One acre there is no Inam certificate available in the record room and it has a different survey number and the possession of all the 5 acre is with us.
Now we have approached a number of advocates for the issue and solution, what has to be done for a INAM certificate which is not in the record room neither in our custody.
For this we have meet a lot of advocates but they all give different suggestions/Solutions and all are lengthy process.
Can any of you help me,advise me show me a way or guide me to a good competent advocate dealing on this subject matter for which I am willing to pay.
Kindly suggest a person from Bangalore city.

Dear sirs,
As per the SC judgement on 13-Aug daughters will not get father's property if the father died before commencement of 2005 Act.
Whether the daughter will still be entitled for her share if father died before commencement of the Act and the property is not yet partitioned?
I have the same question in regards to late mother's property.

my son is in U.S for the past two years. his wife in india, with her parents for the past two years, without following husband , even offered processing of depending vissa ,by her husband
now my question is, 1. if wife initates legal process on false complaint [ girls father elder brother told me that they are proceeding legally ] , as a father can i receive the court sommon or notice , on his behalf and what is the procedure to counter the same in his absence.
2. in recent days , girl @ her father insisting the boy to come to india .

Suspension from job.
Resp sir,
My friend is suspended from Govt.job since 30/10/2013.
as per your guidelines he has approcahed dept. as well as Mat for reinstate in job.
dept conved him that as they have not issued him CHARGSHEET they cant reinstate him befor that,
Mat aslo rejected his application on the same ground.o29/9/2015
what shouid he do to reinstate. as it is more than 2 yr. time till he is suspended.
please guide .
