I am the Mortgagee and have entered into a Simple Mortgage Deed with the Mortgagor. How can I make sure that there are no encumbrances over the mortgaged property?

I am giving a loan to person and have entered into a Simple Mortgage Deed in Delhi. Can i ask the mortgagee to submit his titles as well?

Respected Sirs,
My father expired 2 months ago leaving behind a unregistered will.All his assets have been devolved upon me. He has 20% share in the immovable property. More specifically he has 20% share in the Rent paid by Bank.As per will I am the beneficiary of the will.But Bank says they cannot give this 20% to me as I have not probated the will. I said that I am ready to share this 20% with the other 3 members of the family who are my brothers wife,son and daughter. (My mother and my brother have already expired.) so that I do not have to go for probate. Even this Bank is not ready to accept. They have stopped paying the Rent to all of us unless and until the matter is sorted out.
Sir please let me know that can I share the 20% Rent with the other 3 members so that the process of obtaining the probate can be averted. We do not have any dispute among ourselves.I am a bachelor so in future all my assets will go to the above 3 members.I do not have any objection to sharing.How can I convince the Bank
Please advice me urgently

Dear All,
I have one query regarding Reliving letter. I have associated with Ltd Company and i had putted my Resignation letter and it approved from all level. I left organisation in 7 days and company had charge me Notice pay amount Rs.10,000/- in F&F. I had paid that amount. but company still not issuing me reliving letter and i ask HR they said, Company can't accede request for reliving letter who left organisation in Short notice. Please let me know if there is any law to get my reliving letter from my old organisation.

sir,
my father died before 2 years ago. to withdraw his bank balance i made legal heir where my name, my mother name and my elder sister name is there as unmarried. before some months ago she ran away with someone and left the house. now my mother and only i live here.
as i heard that while joining some service some companies (like banking sector) ask details about family background, assets, no of person living in house.
so to avoid this i need to remove her name from legal heir and from all the documents where her name is mentioned. so is this possible or what type of problems i would face in future if i will do this.
and i am not interested in property. is she demand her share in future i can give her part.

My friend is chief manager in nationalised bank. Management has transferred him long away from ahmedabad w.e.f.July 2015 and he strongly opposed it.he expressed that his transfer is being made on casteism.19 to 20 senior officers from so called SAVARNA caste are accommodated near to Ahmedabad. Bank is not giving him single paisa salary from July 2015. With police permission he went for demostration against bank's caste based transfer for four days,but no result came.Bank has set up inquiry against him and he is not attending it on same ground.
Now he again approached police for permission for 10 days for demostration against bank's decision, but police is refusing his request. Now, what to do? he is my best relative.

Thanks for all the lawyers who had given answers to me. But the same thing is happening daily to my friend. They use to come daily to their house and asking his wife about him and they are asking him to come to the bank.They don't know how to put ann end to this.

my grandfather died 2 years ago so the agricultural land was registerd on the name of both the brothers my father sold half of his land now his sisters are claiming foe=r their share but my father had some debt so he paid the debt with the money what he got after selling the land now he has no money and he also wants to sell the left half part of his land now what should he do?
