My father died intestate leaving his wife( my mother) and me and my sister as legal hairs. Before death he left an unregistered family arrangement agreement on stamped paper leaving a part of the house in my sisters name.I and my sister are now paying separately municipal taxes etc. and my mother is staying with me. I constructed top floor on my part taking my sister sign on the plan approval papers. Now my sister wants to remodel her part of the house. She wants to register her part on her name before starting the work to claim ownership and to void future problems in division of the house property among our children.
What should we do now to register the part of the property on her name? We are staying in Andhra Pradesh state.
Whether to follow the "gift deed", " gift settlement deed" or "Relinquishment deed" for the part of the property to be registered in my sisters name?
We received different suggestions on this.
May please suggest best and cost effective method for effecting smooth transfer.
Thanking You.
Respected Experts,
I would like to bring to your kind notice the following for suitable solution:
One of the Flat owners (A) in the Apartment, has put more than 50 Flower Plants on the Terrace and watering these plants on daily basis
by using the common water connection. The flowers coming from these plants are being used by (A) only..The flat owner (B) who is under
this terrace is raising objection because their slab getting damaged due to watering these plants. They brought this to the notice
of Association Secretary (Not Regd.) and the Secretary has send normal notice to the Flat owner (A) to remove these plants. But the Flat
owner is not taking it seriously and he kept quite. Even the Secretary threatened to (A) that he will not pay water bill, if he does not remove the plants. Due to this nuisance created by (A), all other flat owners/tenants are suffering.
Under the above circumstances, could you kindly suggest best suitable action for solution against this problem.

I am a software engineer working in private sector at kerala and my husband is working in BSNL Gujarat. We are married for 6 years now and have a kid . She is of 2yrs old now. He is working at Gujarat for past 9yrs now. He has applied for a transfer to kerala and the request is still pending.
The spouse case for transfer is not applicable as I am working in private sector. Is there any other option for getting a transfer to our hometown(Kerala)?
I am fighting my case without help of advocate. Initially I had hired services of 5 advocates. One by one I had to change because they only used to come and stand in court wearing coat and looking at my hand and body.
Fed up I started attending my own case. I asked them not to come and attend my case.
The cases which I have filed are section 9. Section 24 of Hindu Marriage Act. Also DV act case under section 19, 20, 21, 23, 31. I have also filed 125 crpc for permanent maintenance.
Though I got rid of my useless advocates. The OP lawyers are delaying all the cases. Sometimes the OP wont appear. Sometimes senior advocate wont appear. Some baccha advocate appears but he wont even know who sent him. The judge will be in spills when the advocate himself does not know who sent him.
Now my query is when there is no need of advocate in Family Court, why are advocates even allowed inside family court. They simply unnecessarily delay the verdict. Simply keep taking dates. When the dispute is just between husband and wife why cant the judge simply decide the case without involvement of advocates?
Can I file a case in High Court asking court to not let the advocates enter the family court. They simply misguide. They delay the case by years. When there is already a rule in the law books that parties can represent themselves why are family courts making the lives of petitioners more and more troublesome by involving the advocates?
Ultimately in the end each divorce case or any matrimony related case will end up in irrepairable damage to both parties. Why are we made to feed the advocates unnecessarily? Let them pest on politicians, industrialists and the likes who have amassed crores of rupees and let us common people live in peace?
Is there not a remedy for this in Law? I want to know how to file a case in court, local or high court regarding this.

Property distribution
My husband had an agricultural land. As his brother is in need they kept the land papers in bank and got some money. Now we would like to divide the property between these two brothers, but as they don't have money we are not planning for the registration process. Is there any possibility that we can divide the property by entering the land details in a passbook even though the land papers are in bank. Is there any need of the land papers to make an entry in passbook
