Dear Experts,
I am Sunil and am buying a property-plot:22 which has the following title:
Few plots in a layout ( including plot:22) are owned by lady for past 40 years. In 2006 she had executed a WILL, where she mentioned that the plot:22 should go to her daughter after his life interest.
Suddenly, in 2007 she gifted ( Settlement Deed ) the same property-plot:22 to the same daughter's son i.e her grandson.
Now I am buying the plot from the grandson. Both mother and grandmother(age:81) are alive now.
Now the question is:
1. Does it require to cancel a particular a schedule ( i.e plot:22) as in mentioned in the WILL before gifting the same schedule to some one else?
2. Or is the particular schedule is cancelled automatically when gift deed is executed ??
3. Is it require to get signed from the grandmother and his mother as Witness , while I buy from his grandson?
Thanks for your help..

Opinion of learned experts of forum is needed. It has been experienced by a number of firearm license applicants, especially in states of Uttar Pradesh and Uttaranchal that the licensing authorities are verbally asking to purchase National Savings Certificates worth Rs 50,000 per firearm endorsement on license. Apart from NSC, they also ask for amount towards red cross etc. If one does not comply, then practically it becomes next to impossible to obtain firearm license, since licensing authorities have practically unlimited discretionary powers under Arms Act 1959 to deny, delay or cause various kinds of hardships. It appears they are exploiting the need of self defense of people and kind of blackmailing and forcing them to comply. In my opinion, at least they are trying to circumvent Indian Arms Act 1959
CHAPTER III - PROVISIONS RELATING TO LICENCES,
14. Refusal of licences
(2) The licensing authority shall not refuse to grant any licence to any person merely on the ground that such person does not own or possess sufficient property.
Are they trying to cleverly bypass this clause by asking to deposit money(movable property) after the grant of license? What is practical solution to this problem, since nowhere their "demand" is in writing?
Please read the following to get complete picture of the problem as experienced by people at the following: http://www.indiansforguns.com/viewtopic.php?f=4&t=9669&start=0 and http://indiansforguns.com/viewtopic.php?f=4&t=9434&start=0

a state government undertaking namely the Assam Small Industries Development Corporation (ASIDC) has been distributing power to various units by setting up transformers. the bills are paid by the ASIDC to the State Electricity Board while the sub units pay to ASIDC. Now the ASIDC for default in payment has disconnected the connection of a few units. will ASIDC be deemed to a licensee under S14 of the Indian Electricity Act 2003 and is the act of disconnection protected by law??

A part of the premises was let out to a proprietorship business house. The proprietor was bachelor and expired without leaving any first class legal heir. His nephew was looking after the business as chief executive. The business was transferred to the nephew by will. My question whether tenancy of the premises can be inherited to the nephew after death of the proprietor of the business as proprietorship business comes to an end with the death of the proprietor.
As per section 2(g) of the west bengal premises tenancy act 1997, can authorised person (here Nephew)be treated as tenant after death of the bachelor proprietor ?

Sir,
I have read in forum that:
The ID act evisage minimum 1 month notice period for worker. notice period will be as per company's standing order it will be one month or three month. most of campany decided three month notice period for staff and one month for workers.
Kindly clarify:
1. If an employee's notice period mentioned in his appointment letter is 1 month, would he be a worker and can he raise Industrial dispute.
2. can a company after writing notice period as 1 month in appointment letter, increase it to 2 months by a letter signed by Associate Director-HR to the employee and obtain its receipt from employee, and then claim that notice period is 2 months ( all this during the period attrition in the company is high) and then again decrease the notice period by a letter signed by Associate Director-HR to the employee and obtain its receipt from employee, and then claim that notice period is 1 months ( All this during the period the company is in te process of obtaining resignations from the employees /terminating employees to replace them with new manpower).
Is this increase/ decrease legally correct and valid.
What should be the correct notice period in this case.
Can the benefit of incresae in notice period and hence notice pay once given be withdrawn in case the employee is either terminated or a notice of resignation is given.
3.After this exercise of increase/ decrease in notice period and finally notice period once again being 1 month, can the employee raise ID in case of termination.
4.After this exercise of increase/ decrease in notice period, can the company keep notice period of 1 employee as 1 month and another as 2 month, evn if the employees are at the same designation.
