My tenant is supposed to be vacating my house on February 28th 2018. He has deposited 2 months rent as security for us to recover water bill, electricity bill, and damages that has occurred during his tenancy.
He is now asking me to return the advance via post dated cheque for march, which is not in the rent agreement. He has made a mess of the house and very poor quality of maintenance. The agreement clearly states that the advance deposit balance will be returned after recovery of water, electricity and damages. He has time to give rent cheque by 7th of every month.
Please advise and guide what legal action should I take if he refuses to give the rent cheque.

I kindly need your advice/suggestion regarding one issue.
i want to ask one thing happened to me 8 years before.
i have written a entrance exam conducted by anna university, chennai. tancet.
based upon my entrance marks i got admission into mca in a self financing engg college,chennai . but govt quota seat. got allotment through anna university official counselling only.
as per govt rules of anna university & directorate of technical education. fee for govt quota is only 30k per year.
but my college collected fee 60 k per year.( mca 3 year course. when i was studying. )
so 60 X 3 years = 1,80,000 rs i have paid.apart from this every semester i have paid common breakage and extra 1200 rs. if a student didnt paid common breakage they wont give hallticket for semester.
we are paying exam fee apart from college fee. anna universing sends hallticket to college. but while giving hall ticket to students they are getting money in the name of common breakage.
actually my friend who also got admission into a self finance engg college, govt quota seat as per anna university counseling. for him fee 30k per year only.
one pvt college getting fee 30k per year for govt quota. but other college getting fee 60k per year for same govt quota.
regarding this already i have sent complaint through post to anna university student affairs and tamilnadu hr education secretary. no action was taken by anybody. the only proof which i'm having for my complaint is acknowledgment card for the post which i sent to hr education secy.
i'm from normal middle class family , i know how much my dad struggled to pay fee for me yearly.
my question is.
if i filed a case regarding this now. will i get my extra paid money back with interest.is it possible to file a case in which all things happened during 2009 or 2010?

I saju Mathews ,I had two brothers one is citizen in Canada another is residing at canada with PR (Indian citizen)
My father is 85 years old man .
My brother Canadian citizen send vide RTGS Rs. fifty Lakh to my father's name ( Account transfer) with that amount he purchased 5 acers of plantation in Kerala in his name documentation was over .Now my brother requesting my father to write a will for the above said property . All the transactions waew made in December 2017 .
1, If any legal problem/Questions/violation of any rules of India ? ( Plz give Rule and Section )
2,.How long he wait for preparing a will ?
3, The above said transactions were with the advice of my brother's advocate ?
4, The advice of my brother advocate is correct ?
I humble request me to give a detailed legal advice to my father he is suffering lungs problem taking oxygen for 24 hours .

Tenant has not paid rent several years.Land lord filed eviction suit last year .
After receiving summon , Tenant report a theft to police station.
Tenant , in his petition says that all payment receipt have been
theft.
My Question is
1)Will court consider such false claim as a valid claim ?
2)Can anyone claim anything was theft to police station without
document and such claim are legally valid ?
3)If the above answer is 'Yes' , please advice how to prove , their
claim is false ?

I stayed in flat for 2 years. Landlord painted only one room when I shifted to his house. Now he deducted half cost of complete house painting, stating it should be return as given to you. I fulfilled my agreement and inform him about my shifting well in advance as per mentioned in agreement. But the agreement was valid for 1 year only and for next year landlord didn't signed the agreement.
He is not picking my phone now so that we can have discussion.
Please let me know what options do I have to get my deduction back?

Short detail of the case as under:
Year 2015 - In a Title Suit, Permanent Injunction has be awarded in favour of Plaintiff and subsequently u/Order 40 Rule 1 also allowed as per the petition moved by plaintiff and Ld Court appoints a receiver.
Nov/Dec Year 2017 - Some 3rd parties files a petition U/O 39 R 1 & 2 and gets a favorable ad-interim injunction from the same Bench / Ld Court. (Note: In their petition they haven't disclosed the on-going permanent injunction for the scheduled premises where they have claimed their tenancy rights.)
Defendant has given possession to others when the Permanent Injunction is in effect can be derived by the petitions filed by said 3rd parties.
In the mean time Defendant moves to High Court challenging the Ld Court order in connection with remuneration to the Receive. Defendant's motive is to delay the proceedings in the lower court and entangle the cases to frustrate the relief to plaintiff.
What remedies are available to plaintiff so that he can enjoy his due rights as per the injunction order and Ld Receiver can also perform his duty as per Ld Court's order.
