How to cancel the relngiquisment deed

sirs,
I am from Hyderabad and I want to buy a property agriculture land from AGPA holder. they have sale agreement cum GPA with possession dated 07-10-2007 from the owners by paying the amount(document have signatures of the late owner and his family members). when I took the Encumbrance Certificate from sub registrar the certificate show the AGPA as (CL) and owner and his family as (EX)and it is registered as "sale agreement cum GPA".

The owner and his family member is the actual pattadar. The AGPA became the Attorney with possession and also the purchaser in this document.

Please advice me

1. if the AGPA name in EC show as CL. is this document properly registered with Sub registrar on the AGPA name?

2. Can the AGPA sell this property to a third party without any legal issues?

3. if I buy this agricultural land do I end up in legal issues from any one?

4. how can I check the document and any legal issues if I buy the plot?

5. is the AGPA the full owner of the plot?

thanks in advance

Order 2 rule 2

Sir,

Can somebody explain to me in detail what is order 2 rule 2 CPC.
A Civil Suit has been filed on 3 causes. The first two causes are barred by the limitation time of the civil suits. Only the 3rd cause is under time limit. How can the suit be dismissed since the compensation for the two facts out of 3 are barred by the limitation.

Not attending to court - petitioner

Hi,

I applied for mutation of property from my father to me in revenue department (Bangalore dist.) in the year 2007. Due to objection from my relatives it got rejected and it became disputed case automatically (RRT case) and moved to NAD office without our knowledge (NAD office in karnataka means: In order to redress certain greiviances of the farmers and the public at the hobli level Nad Offices have been established at the hobli level delegating few powers of the tahsildars. Deputy Tahsildar is the incharge of the NAD office). I feel Deputy Tahsildar having quasi judicial powers. After 6 months again I moved fresh application to revenue department for khata mutation this time no one objected and property got mutated to my name.

Now problem is I got notice from NAD office (Deputy Tahsidar office) in March 2011 for earlier application where it got rejected due to objection in 2007. I approached Deputy Tahsidar and requested him saying I am withdrawing application since already it got mutated in my name but he is not willing to do so saying "why khata (mutation) happened when case is pending with me and same thing he entered in suit file and given next hearing date. defendent is not alive and no one from their side attending to suit. from past one and half year I am also not attending to hearings. After one and half year again I received notice.

Please help me what to do?. I don't want the case at all. I want it to be get dismissed. Defendent is not alive (no one is attending from their side also). If I am going to absent for future hearings what will happen?. Is any power to Deputy Tahsildar to reversing the khata (mutation) happened to my name. Thank you

Will an alleged admission become a proof

Advocates,

What is in general evidentiary value of non-judicial admissions.

If one party claims that the other has admitted something which the other person denies it before the court, will any proof of admission by the party prove the truth of the matter admitted by the other party.

I think proof of admission is different from the truth of the admission made.

Eg: I say I killed a dog, without a proof of a dog being killed the evidence of admission is mere a hearsay.

Please clarify.

What is the basic difference between Probate and Letter of Administration.

Is it correct that Letter of Administration and Probate is not compulsory/necessary in Delhi.

Indian succession act 1925

whether the letter of administration can be filed( in delhi) without will, if so,
under which provision in respect of the immovable property of the intestate.
