Regarding name correction of seller in registered sale deed

I had purchased a flat recently and took home loan from Bank. Bank collected
original registry papers from sub-registrar office and also provided a copy of the same to me. But ongoing through the registered sale deed title, I found that the vendor name is wrongly typed " kailash Verma" in place of " kailash Sharma". Original papers are in the possession of bank. How can the name of vendor/seller be corrected in registered sale deed papers. Kindly provide me the process details to make it correct.

Can a company lease agriculture land?

We are a pvt limited company and want to lease land for corporate farming in the state of Telangana. Can a company lese agriculture land for farming in Telangana?

Parking policy

In our society in Mumbai, the builder has sold both open and stilt parking spaces to flat buyers. However, after the formation of the society, parking spaces have not been reallotted, and the builder's purchased parking policy continues to be enforced. Society members are allowed to rent or sell their open spaces, and some members have purchased more than two parking slots, profiting from members with genuine parking needs. The society currently does not have any bylaws in place regarding parking. Recently, the society started charging one lakh rupees to members who require parking, even if the available space is in another wing that is not easily accessible by road. I have explained the Supreme Court judgment of 2010 and the Maharashtra Ownership of Flats Act (MOFA) rules regarding parking, but the office bearers argue that members have already paid a substantial amount to the builder, and therefore, the parking policy cannot be changed now. The builder has not mentioned the allotment of open spaces in the agreement; only the amount for stilt spaces is specified. The society is relying on a Rs10,000 receipt provided by the builder to flat buyers for open spaces parking. As a new member of the society, I urgently require parking and need guidance on how to handle this situation appropriately.

Agriculture land registration under llp then land conversion

Dear Experts,

is it possible to buy the agriculture land under LLP name in Andhra Pradesh and then converting it in to Commercial to build the villas or apartments ?

If so, can you explain the clear process?

Right of passage

Hi,
I have a case where i bought 2 acres of agricultural land and in my sale deed, my vendor has clearly mentioned that he has given me a right of passage of 33 feet wide road for agricultural and etc entry and exit purpose which i bought in 1996 and after some time i stopped agricultural and leased the same by constructing a sheds and have been using this same passage for the past 25 years and recently my neighbor who bough his site in 2006 who is constructing boundary wall has been trying to encroach into the passage and trying to cutoff my access to the national highway. My site has got another passage in 2010 which is a round about access laid by the government. The value of my site will fall by 50 % if i loose this passage. In sale deed it is recited as " As a convention we re proving right to passage in the 33 feet wide road created by us for agricultural ect entry and exit"

Registration of flat

I want to sell my flat situated in Mumbai, which I have purchased in 2001. At the time of purchase the flat I have paid the stamp duty as per the ready reckoner, but the agreement was not registered. in 2001, said flat was transferred in my name and the society has also issued share certificate in my name and admit me as a member of the society. Now the new deemed purchaser wants to avail loan on the said flat, but the banker asked for registration of 2001 agreement, but the seller is expired.
One advocate told me that in 2001, the Registration was not compulsory and as I have paid the stamp duty at the time of purchase the flat, the bankers have to consider the agreement But the bankers are not ready for the same.
under the circumstances what should I do?
Please guide me.

Nuisance of a tenant

Ours us a newly formed society of 9 Nos. dwelling units.
One of the members has given his flat on rent.
He picks up fight over petty issues and use abusive language which offences other members living close by.
Recently he has even attacked physically poor service providers, who had come to fix dish antenna, and hurting them.
How can this be fixed?

Unapproved plot registered with wrong survey no and seller

Person A is the land owner of survey no 10/1 and an agent (Power of Attorney with permission to sign and register sale deed on behalf of land owners of survey number 10/2) for the adjacent land with survey number 10/2. They made plots on both 10/1 and 10/2 survey numbers together and sold it as a Nagar. It is an unapproved layout.

Person A has the authority to sign and register all the plots from that layout as land owner for plots from 10/1 and as a Power of attorney for plots from 10/2.

When he sold a plot in survey number 10/2 to Person B in 2013, he registered the document as that plot is from his own land in survey number 10/1, instead of registering it as agent for 10/2.

Person B did sub division from proper survey number 10/2 for this plot and obtained patta in 2015 though the property document had wrong survey number 10/1. Person B sold this plot to Person C in 2020.

Now the Person C notices this mistake that instead of Person A registering the document as Power of Attorney with survey number 10/2, registered it as it is from his own land with survey number 10/1. The plot is unapproved. One of the principal of 10/2 survey number died in 2022. So the power is cancelled. Please let me know how Person C can rectify the seller A as agent and include principals name and rectify survey number for this plot in the first transaction document and survey number alone in his(second transaction) property document?

Society formation charges and maintenance charges

Hello, Yuvraj this side.

I bought a 1 bhk flat having carpet 511 in a 24 storey building. Possession is in next month. But now the builder is asking for 12 month prior maintenance charge which will be 28,000 Rs + GST 5,000 Rs. and also asking for Society formation charges of around 50,000 Rs. I was absolutely unaware of these things before. Can you please guide if this things are legally right. Or is there any fraud the builder is trying to do!!

Legal heir of property

Dear Sir/Madam
My residential flat was in the name of my original mother and she died in 1999 and flat agreement was not registered and my father submitted hand written WILL of my mother and declaration and NOC of myself and my three sisters which was not registered and society has transferred share certificate in his name. My father also sereved as secretary of society. My father remarried in 2010 withdivorcee and she doesnot have any leagal children.

Meantime our society has gone in to redevlopement , all douments of society with builder has signed by my father as a secretary. Redevlopment agreement with builder with all society members is signed by my father but before entering in to personal agreement my father died. so I request you to clarify following.

1. Release Deed will be prepare from my mother or my father ?
2. Who will be their legal heirs of property ?
3. What will be the percentage of my step mother ?
4. Regitrar is considering my mother as OWNER as no WILL probation or regitered Release deed is submitted and society is not
accepting my original mother as a owner so who will be real owner ?
5. if society is not accepting my original mother as a owner and not ready to give NOC then how to proceed ?
6. If we tranfered some percentage to my step mother then can we become her legal heir after her death?
