In year 2004 vide family settlement deed (on Rs.50 stamp paper and unregistered) son transferred flat to his father and society has also transferred the share certificate in favour of the father. Father further sold the flat in 2007 by agreement for sale. Family settlement deed is annexed to it. Home loan was also given by foreign bank. Now father is no more. There is no dispute or any claim by any person but just to be on safer side how can we register or get the confirmation of the son registered on record to avoid future consequences. All legal heirs of the father are ready to sign /register any documents. Is there any document which is possible in this case to regularise the family settlement deed?

The project was started may be in 2008.
Mr X has entered into Aggrement to sell and construction with builder in Jul 08.
Possession letter given in 2011.
It was not registered then.
Now Mr X willing to sell the apartment as I shown interest.
Advance paid, MOU done, agreement to sell and construction executed b/w me, builder and Mr X.
Now the property will be registered by the builder to me directly where Mr X will be consent witness.
Mr X is willing to give a notorised GPA due to busy schedule. Builder is OK with it.
I am going for a loan and bank is also OK with it.
Are the things clear. Any precautions to be taken.

I am owner of NA Plot & have 'Mori'on gutter of 4 feet width in my plot area which was built by seller of plot connecting Grampanchayat Road & my plot, at the time of purchase of this plot -10 years back to enter into my plot. Now in this area Grampanchayat has widened gutter width to 8 feet & I am asked by Grampanchayat to demolish old 'Mori' & build new 'Mori' on new gutter width of 8 feet. I am told by Grampamnchayat that I If I do not demolish present 'Mori'; then the same will be demolished by Grampanchayat. Can Grampanchayat do that & close entry to my plot ? Can the closure of Vahiwat be done like this leagally ? Secondly they say that No permission was taken to built 'Mori' constructed in my plot connecting Grampanchayat road. Whose permission is needed to construct 'Mori" ?

Myself Swapnil, I stay in Badlapur Thane, Maharashtra. My query is there is a open 2.78 guntha land besides my bunglow. From past 27 years no one is looking on it. I tried to check the owner name online through mahabhulek site through survey number and I found one name in 7/12 of that land. After that I took a print of the 7/12 and enquired the owner contact details in my nearest collector and tehshil office but they dont have any type of contact details in there record.
How can I be able to purchase the land, Can I able to make that land on my name ?
Please guide me for this.

I have a sister and she got married 14 years back. She have two kids as well. Recently my Brother-in-law(sister's husband) passed away. My sister is now dependent on my brother-in-law's father(uncle to me). He is not supporting the family(my sister and kids) for financial needs like household expenses and kids education. My Brother-in-law have agriculture land on his name which he got from his father(inherited property). Does my sister have rights to sell this land which is still on my Brother-in-law name for household and kids education purpose or does my uncle's(brother-in-law's father) contest/signature required to sell this land. Can you suggest the legal rights my sister have. Thanks in advance.
Note : My uncle is a rich person and no financial problems for him, however he is still not supporting the family financially.
