Hi,
I had successfully completed my Home Loan with Axis Bank on 3rd of June. The Home Loan account is 245010601353255.
loan Sanction number - UTI BANK/(LNPHG)/_716_/RAC-(CHENNAI)/07-08
Since then, i have not get my original documents including my 30 years parent document and 2007 sale deed document. i have got only loan closure certificate.
When i approach the bank, i did not get proper status of my document. After several attempt over the phone, mail and in person to the Bank retail center,
i have got only response is Bank is missing my original documents.
i have raised complaints to Nodal officer, Axis Bank but he accepted that original documents are missed by bank but no response after that.
Then i raised to RBI about this issue, Axis Bank has created some documents.
Documents including
1)Original Police Complaint acceptance receipt dt 26-09-2015 issued by inspector of police – Madurai, TamilNadu.
2) Original Untraceable/Missing Certificate from Inspector of police – Madurai, TamilNadu Dated: 09/10/2015
3) Original Paper Publication Dinathandhi and Indian Express Dated: 21/09/2015
4) Original certificate from Advocate dated 20-10-2015.
5) copy of original sale deed
Bank says those above documents are enough to sell my property.so asked me to accept this offer.
But I told to Axis bank, i will accept this offer without any compensation, only after i receive a legal certificate from a court
where bank produce all details of this issue to the court. since this kind of court order/certificate is great support to sell my property in future, i asked this.
But Axis bank refuse that no such RBI rule stating a legal court order regarding a missing documents. so we won't provide any such court order/certificate.
The drawback of this issue is bank does not create any MOD document for this home loan since it is being created during 2007.
Also currently i do have following documents .
1) Loan sanction letter provided by Bank
2) Loan closure letter provided by Bank
3) xerox copy of missing sale deed
4) xerox copy of 30 years parent document
please advise me how can i get compensation and can i have rights to get legal certificate from court?

I purchased small farm land about 20 years ago in a village in Maharashtra I am not an agriculturist Therfore 7/12 records do not have my name though proper sale deed exsist . Will I be able to sell this agricultural land without difficulty at a fair market price There are agents who legally arrange agriculture status in my name but they are very expensive which I am unable to afford
Need your experts opinion

My Mother is an Occupant of a Cooperative Housing society in District Thane , She is been fighting with the Society almost since 2003, The Reason is that she has paid the maintenance upto 2003 and the Society says that it is not been paid since 2000, Due to this Heat going on between the Chairman and his so called chamchas she has not paid a single penny after that and now she has received a notice , kindly advice what next can be done.

Hello Everyone,
I had booked a Flat as co-owner with my Father in 2011. Unfortunately, In 2016, we lost our father. He left Four Legal heirs behind him (me, My Mother, Brother and Sister).
Now, I have given Death Certificate, Affidavit cum NOC from My Mother, Brother and Sister to the builder to transfer the under construction Flat in my name.
But, the Builder is asking for Relinquish Deed in my favour.
Please suggest me if a Relinquish Deed can be registered for a property which is not registered in any land Record and I believe unregistered Relinquish Deed has no force and not admissible as Evidence. Please suggest which documents are required in present scenario. We have only Builder Buyer Agreement on Rs. 100 stamp paper and Receipts with us and no formal Sale Deed has been executed.

I have a piece of residential plot in Chennai in my name as the sole owner. I have constructed a house on this plot which is also in my sole name. I want to make my wife as a joint owner/co-owner of this property (plot + house).What is the procedure.Kindly advise.

My grandmother has filed a suit in court that a plot of land is purchased by her stating it as a self acquired property though it was purchased by My grandfather's income..he died in 1987..My father objected it..in trial court she provided the Unregistered document of land mutation...Nothing else....and trial court gave judgement in favour of her...
Now we have appealed in high court, our advocates asked here in high court about her source of income ,from where she got money to buy the property as she was minor at that time and lived in Hindu Joint family...Plz anyone tell me if a property is purchased by Husband on his wife's name, then whether it will be the Self Acquired property of the wife ???

Hello sir, my uncle has filed a suit against my father in civil court in Goa. My father was living in our ancestral house along with my grandmother my mother and us. My uncle was living with his relative's in Mumbai during his young age and than he started living a city about 50 kms. from our village most of the time. He started working there and got married and settled there. On request of my grandmother my father bought property in my uncle's name which was right in front of our ancestral house. There was hut made of mud walls and thatched with coconut leaves and my mother used it as kitchen and bathroom. After some years my father constructed it and it is now a big house. My uncle wants to remove us from the house. Is there any chance for us to stay in the house legally. He filled the suit in somewhere in 1999 and the suit house was constructed in 1981.

I have purchased flat in bank auction(SARFAESI Act) and got sale certificate and passion of flat but need help in society transfer because there is no transferor (seller) so who will sign on many pages of society formality( e.g. form 20(1),FORM NO. 21,Appendix – 13, and Indemnity Bond ) , bank is saying we provided sale certificate and position of flat thats all. Please guide me how I can proceed further.
Power of attorney - misuse
I need some advice related to POA .. My mother in good faith had given POA to one of her elder brother.. Now he has misused the POA and has registered some part of property jointly owned by my mother.
My mother feel very cheated and is completely shattered. Not for the fact that she lost some property but due to the lost trust factor.
Is it possible to cancel the changes he has done using POA? Please suggest.
