Resignation of secretary orally

Secretary conveyed his resignation verbally in anger to mc but later did not give it in writing. But mc from then did not communicate to him abt the mc meeting dates or time due to which he could not attend any meeting after.Now mc is disqualifying him saying he has not attended three consecutive meetings. Actually no mc meetings had taken place after that incident. Later mc members signed the minute book as if meetings had taken place on certain days. The general body in its AGM reelected unanimously the secretary as they wanted him to continue as secretary.But now mc does not want to recognise him as Secretary.Is mc above general body in doing so?

Mc meetings of chs

If mc meetings do not take place monthly but on a later date mc members write down the minutes as if it took place on certain days every month and sign later, is this legal? If quorum of mc meetings is not met then whether decisions are valid?

Real estate

Greetings to Experts !!!

We live in CGHS Society flat , owned by us. The Cement of the outer side ( the face ) of the Parapet ( Banna ) of our Balcony has started falling down in the form of small concrete bars of about 12 inches . Ours is a multi-storeyed RCC building built in around 1980s. Just wanted to know since its the outer side of the balcony would it be covered under Society Maintenance which we give or we personally has to bear the Expenses for it.

Few days back ,same way the concrete bars of the PERGOLA of another multi-storeyed building in our society fallen down which was repaired by the Society as a part of maintenance.

Share in inherited property

Dear Sir/Madam, My mother (only child. No siblings) got an agricultural land from her father (transferred automatically to her on grandparents death). Now can my mother transfer her property to any of her child or SELL the property to anyone without my knowledge or signatory as per her wish or does all her children has equal right to the property?

We are 3 children in total. Myself (Elder daughter), an elder brother and younger sister. Kindly guide me at your earliest.

Ancestral property

Dear sir/madam,
I'm from Hindu family. My grandfather inherited ancestral agricultural land which was bought by his grandfather. My grandfather partitioned the property among his uncle's sons in the year 1954. The property is in Tamil Nadu. My father and aunt were born before 1950. My grandfather passed away in the year 1995. and my father passed away in this year. My aunt is alive. Could you please advise if my aunt or her children can claim this property. Thanks.

How do i transfer share certificate/annexure ii

Hi
Could any one tell me,
We had transfer the property from father's names to mother's name.
We had done the registration at Mumbai registration office.
in the format of stamp duty and registration on behalf of gift deed.

Wanted to know - How do we transfer the name on share certificate and annexure II.
What is steps ?
Whats should follow do get it done.
what is role of housing society have.

Appointment of new developer

Our scheme went under redevelopment in 2005. Due to many restriction like CRZ, Navy NOC, and many others the scheme got struck. However, due to certain relaxation of norms in recent time the scheme could have been initiated further. But due to lack of interest / financial crunch the developer wasn’t able to take the scheme ahead. Hence, the committee terminated the developer.
Now we want the development to be done as per new SRA norms with increased FSI. Hence need your valuable guidance on :
1) What are the key points that should be considered while appointing a new developer?
2) What are the other/ extra benefits the society can ask for w.r.t new norms while going for redevelopment?
