Apartment act

Dear sir,
I am living in small city, where a nagarpanchayat is formed just now. Till the apartment act is not applicable in our city. My question is can I register a deed of declaration in register office and city survey office without apartment act

Emi payment to financer in case of non handover of flat

Hi
I booked a flat in 2015, buider didnt handover flat yet.

Q - What stand can I take in case of EMI payment to bank in this case. If builder does not handover flat for say more 2 years, than does it mean that I have to pay unwanted EMI when its not my fault

Respected sir/ madam Property in the name of my grandmother which has been partitioned and registered from my great grandfather to my grandmother she signed in the registered document as rajeswari but in velunama she signed sign as rama rajeswari is it necessary that exactly she should sign same as in registered document

Need info about noc

Hello Sir,

Few decades back my grandpa ( my mother's father) took Half acre commercial land and now he is no more, my mother has 3 brothers and 2 sisters, during my grandfather's last days my meternal uncle forcefully asked my grandpa to transfer that land to him, unwillingly my grandfather did the same.. now the land is on my maternal uncle's name

Now my meternal uncle is asking all the siblings for NOC as some Government authorities asked him to get the NOC for that property dealing.. . and we are not ready to give him NOC since he has planned to take that land all by himself

now my query is, can we drag him to court and ask for equal share? or do we get any share? my mother got married in the year 1988

please assist

Degree cancel

My friend has 6 acre dadalahi agri land in haryana on his father name . Two months ago his father transfered ownership of land by making registered a degree in favour of his 5 years old (nabalig)grandson without informing him. Now my friend's son is legal owner.
Now days my friend is making noise & asking his father to transfer land on his name by any way. Now father is also agree fir this.
So can his father break the degree or what will be the procedure for making my friend owner of land instead of his 5 years old (nabalig) son.

Like to purchase a property auctioned by a bank

I would like to buy a property in chennai auctioned by Karur Vysya Bank. But the bank has not taken the possession of the house and a family stays & pay's rent for the owner who himself a defaulter.

I had asked the banker why they haven't take the possession as they had pasted the demand notice since more than five months becoz of that I smell something fishy. Even the tenants are not allowing us to see the house. And the bankers say it's not necessary for them to take outright possession like other bank's & hence say it's ok. Now my question is...1) Still the house generating rent ( as tenant stays ) is it right on the part of the bank to just paste a demand notice & let the people stay there..2) As per SARFAESI Act bankers usually evict the persons & get the property attached to it...Is it true...3) In this case the banker had already announced the auctioned date & nobody has purchased till date.When I spoke to them its ok for them to let the tenant there as it differs between bank to bank..Is it so. 4) Came to know that the flat is in 3rd floor which is unapproved..Please clarify the above points & advise me whether it's worth going further...thanks

Sir experts...I want to increase my land rates.how?.
I have a agriculture land 1 acr. Govt Registration land rates value is 200000rs(2 Lac) per acer only.
My besides land rates is 35,00000 (35lac) per acer govt Registration value..now I want increase my land rate how??

Is there any provision under which case from municipal tribunal can be transferred to district and sessions court.

Encumberance certificate mistake

I bought one land in 2014. When I bought a land I obtained EC from regn. dept. and it was clear at that time. Now I have noticed that the same plot was sold to some other person 1999 by GPA of real owner and this entry was not there when I obtain EC in 2014. Now this entry reflects in EC. When I contacted seller he said that GPA was not registered hence earlier transaction got cancelled. Is it possible, if now what is the solution for me, as EC was clear when I bought the land?
