Who will validate/verify the genuineness of stamp paper used for registering properties?
Since eventhough we buy stamp papers from authorized dealers, its not 100% certain that stamp paper is not a fake one.
So my question is, will registration office has any mechanism/process in place to verify/validate stamp duty papers before registering the same?

lease rental aggrement for a period of 30 years, with a lease rental of Rs 15000 per month, in the state of jharkhand,Ranchi(10 kms.away from municipal corporation of ranchi,place known as Nagri). Land is agricultural Land

I am running a shop in Chennai for the past 23 years under a rent of Rs.2000/- per month. Rent is being paid regularly every month. My landlord gives receipt for rent paid only yearly (i.e. when 12 months are over he gives 12 receipts, waits for another 12 months and will give 12 receipts). In this circumstances, my neighbour tenant did not pay the rent for 2 years and is absconding. When the neighbour tenant was occupying his room, he gave one set of keys of his room to me for safe custody and also to attend phone calls in his absence. Now my landlord, is questioning me why i am in possession of the keys of the next room and came to a conclusion that myself and the neighbour tenant colluded to a plan agaisnt our landlord and he is asking me to vacate my premises and refusing to collect rent. I pleaded with me landlord that there is no misktake of mine in taking the next room keys, since i was only in possession of the keys, but not using the premises as my place of business or stacking place of materials. But he is very adamant to receive from my me and has given me 6 months time to vacate. Lastly, after a diligent search in full of Chennai city, I found the absconding neighbour tenant and spoke to him about the trouble by giving his keys to me and prayed him to meet our landlord in person, explain him the situation, handover the keys of his portion and vacate the portion immediately. He also met our landlord explained my innocence and handed over vacant possession of his premises. But still now my Landlord is angry against me and refusing to collect the rent (now 4 months has past) from me. Upon advice of a customer who is an advocate, i sent the rent through M.O., which the landlord refused and returned back. This shop is the only breadwinner for my family. I will loose my life if I loose this shop. What can i do in this situation.

HI,
IAM HAVING LOAN FROM ICICI BANK AND NOW I WANTS TO TRANSFER THE LOAN TO OTHER BANK BECAUSE THERE EMI IS LESS AND IAM HAVING NOW FINANCIAL PROBLEM.
I WAS REQUESTED SOCIETY TO ISSUE THE NOC LETTER BECAUSE ALL THE FORMALITIES FROM NEW BANK IS OVER NOW IT IS FINAL STAGE TO ISSUE THE NOC. BUT DUE TO SOME FINANCIAL PROBLEM I HAVE NOT PAID THE SOCIETY DUE I.E MAINTENANCE FROM LAST 1 YEAR . AND NOW I HAVE WRITTEN THE LETTER ALONG WITH PDC CHEQUES AND I REQUESTED SOCIETY TO ISSUE THE LETTER MY PROBLEM WILL GET SOLVED.
NOW IT IS MORE THAN 2 WEEKS SOCIETY EVEN NOT ISSUED THE NOC LETTER AND EVEN NOT REPLY TO THE CLIENT FOR THE WHAT REASON SOCIETIES NOT ISSUING THE LETTER.
PLEASE ADVISE ME IN THIS CASE WHAT ACTION I SHOULD TAKE.

I never can understand what is the Actionable Claim U/Sec. 3 of Transfer of Property Act? Can anyone give me an easy example to understand it? Thanks

Hi,
I am from Kharghar, Navi Mumbai. One year back I have purchased 1BHK in gaonthan plot(12.5 Scheme). I have Occupancy Certifcate for the flat.
Main thing is that there is no tripartite agreement between Land owner, Builder and CIDCO. Due to this society is not set up yet.
At the time of purchasing the flat it was said that society work is in progress.
Now is there any way to make the socienty as all the flat owners are ready but Developer is not respoding propely. Earlier he told that Society work will start in Jan 2010, after that he postponed to June 2010.

I reside in Mumbai & buying a flat in Chennai. As per agreement to sell, I am paying full consideration of the flat by 31st July, but the seller wants to do the registration of POA/property post 24th Oct due to long term capital gains consideration. Can I execute a unregistered POA in Mumbai (notarised) & will it be valid for doing the registration in Chennai since the property is in Chennai. Please enlighten me the legal issues..

My very next neighbour owing a shop (which is a custodian property) wants to sell his shop.
Can I purchase that shop?
Which papers should I get from him.

father had a son & daughter. both are married. father died intestate leaving behind him the site. after the death of father without the consent of the sister, brother got transferred the khata in his name. during the life time of sister, brother & mother have sold the site to third party. now sister is expired. whether, the sister's husband can claim the share over the property and whether the sister's husband can file a criminal case against the brother for having got transferred the khata in his name without the consent of the sister. please provide any rulings on this issue
