Sale Deed of Residential Flat and Car Parking space allotted as an addition amenity

In Mumbai Developer Sold a Residential flat along with car parking Space (by mentioning additional amenity and mention detail in the Flat Sale Agreement)to Mr.'A',
later Mr.'A' sold flat to Mr.'B' by making one Agreement for Flat(Registered agreement) and one Parking agreement (un-registered agreement but Stamp Duty paid), Now Mr.'B' wants to sell his Flat and Car parking space to Mr.'C', So in this case Do Mr.'B' has to prepare one Sale for Flat and Car parking or he has to make Two separate Agreements for Flat and Car parking.

Will there be additional stamp duty payable apart from standard Residential Flats stamp duty because of adding car parking as additional amnenities

1, Father executing a will in favor of his son now he is an American citizen ( Person of Indian Origin ) Is there any impediment to hold the property obtained by will deed as per Foreign Exchange Management Act.

2, If a person obtained some property by will deed, whether it can be say that he inherited the property

Patta transfer

I have a title on my property in tamilnadu through the lower civil court and it is confirmed by the subordinate court in year1991/1992.
In 2007 revenue officials muted the records and after finding the encomberance by the third party and filed a suit in year 2007 for permanent injuction and in the year 2009 got the permanent injunction , Judgment& decree in my favor.Then i applied for the transfer in the registry to the concern tahsildar of the taluk based on the Judgement. But the tahsildar refused to transfer the registry . i made my request application to RDO, DRO & the District collector about the Patta transfer. No action from revenue officials. Pls advice me how to get the name transfer in the revenue records ie in patta. I am the original pattadar , Title holder of the property and also having posession of the property

PG Accommodation

I want to use my society flat in Gurgaon for PG accommodation (with several tenants in the same flat). I won't live in that flat but will provide a cook-cum-servant.
Society permission police verification will be taken care of but my queries below are on some other topics.

* Do (each of) the tenants in PG accommodation sign a normal lease deed (separate lease deed for each tenant) or there is some other way?

* Can a tenant stay in the PG accommodation as long as he wants? or he can be evicted at any time? In case of normal tenancy, tenant can't be evicted easily (sometimes not at all) because the law is in the favour of the tenant.

I am thinking of going on the PG route because, as wrote above, normal tenants can't be evicted. But, is PG same in this regard?

Possiblity of a will on undevided property, by one of the heir who has no chidren?

Christian,Anglo-Indian lady about 68 yrs having no children -Father-in-law's property. Father-in-law had four sons including husband- Both Father-in-law and husband died. The property is not divided. One of the heirs (son)is refusing to arrange for a partition. Can this lady execute a will for her share?

Is it illegal for owner to disconnect electricity and other services?

I am a house owner and some tenants in default are refusing to vacate my house even after legal notice.

They are not paying rent but they are paying water (to private company) and electricity (to govt. electric board). These bills are coming to the property in my name.

I am taking court action but I also want to place extra pressure on them by requesting water and electric companies to disconnect their services. Water company has agreed to do this upon submission of written request by me as owner. Can I ask govt. electric board to do this also? Are such actions illegal?

I feel that court action will drag on for long time and the occupants are counting on this. They have no right to be in my house and I require it for personal occupation. I just want to put some pressure on them to make them leave, since living without water and power is almost impossible.

I may also request phone and cable company to disconnect their services.

Afterall, such services cannot be provided to illegal occupants without consent of the owner.

Re-registration of property

Sir,
I got married in 2003 and am a housewife. I stay in a flat bought by my husband in 2002(prior to my marriage). It was then registered in my husband and his mother's name. I want it re-registered in my and my husband's name..can you please guide me on the required procedure?

transfer of shares in co-op soc

Dear experts will u pl advise my qry.In our society a member expired in 2001 when construction was in swing. the occupation was given by mumbai muncipal corp in 2003.. the bills are in the name of old member. now the daudhter of the expirede member is requesting the society to trasfer the shares and bills in her name. no nomination is done

now what legal steps should society insist upon her to consider har request.
Wheather society can trasfer shares to the wife of deceased member in absence of will and succession cft...thanks cmm1075
