Mr a and b both are brothers (hindu) having the agricultural land which was provided by the government to the both brothers
Late mr b died now mr c got his name in revenue record
After the few time mr a executed the sale agreement notorized in the favour of D but even though after the completion of time limit he does not done any effort to execute the sale deed in favour of mr D so mr D issued legal notice to the mr a for the executing the sale deed and after the the executing the sale deed mr a and mr b lodged the case before the mamlatdar to the purchaser on the base that D has not paid full consideration of the land and also not paid the full stamp duty
What the case is proper for the cancellation of the sale deed ?

A flat need to be transfered within family at Buyculla, Mumbai area. Landlords manager is asking for 3 lacs lumpsum amount to transfer the said flat. What should be the best option to transfer the property within family so as to less expense can be incurred?
Greetings Members,
One of my freind has purchased a Commercial property in South Delhi and executed a Sale Deed in his favour from seller. After Registeration of Sale Deed, he noticed that the Schedule A is inadvertently not attached to the same, which is nothing but a sanctioned map of the property.
Now, he wants to add the same with the existing registered sale deed with in a shorter time period and less cost.
You all are requested to reply this query and suggest the all possible ways including detailed procedure which is easy in approach and do not involve much cost.
Waiting for your quick reply please.
Thanks & Best Regards
Rajeev Sharma

I rented out my flat in NCR on 11 months lease with no renewal clause. After the expiry, a new lease was executed for next 11 months. Tenant refused to leave after the expiry of the lease. I had no option but to renew the lease. How can I evict him?
• Rent in the current lease is less than what I am getting for another flat of same specifications. Is the tenant bound to pay me the (reasonable) rent I want? Can I offer him a lease with increased rent (which is inline with other apartment) when the current lease expires (if he still does not want to vacate)? If he does not want to sign this lease (with increased rent), do I have all the rights to evict him? Its like, either sign the offered lease or leave.
• After the expiry of current lease, can I offer him Leave and License? Is he bound to sign it or can he deny? Can the tenant be forced to leave if he does not accept the new Leave and License? Well, my understanding is that tenant will have to evict the premises after the expiry of Leave and License. He will have no right to stay and the rent control act, which is in favour of tenant, will not be able to protect him. Could you confirm?
• Am I, as owner, bound to offer similar lease as the current one or I can offer what I want?
Thanks.

Hi,
I have a query regarding the documents required while buying a flat.
I have been asked to obtain the below two :
1. Land Grant Certificate under Inam Abolition act
2. Alination certificate issued by Tahasildar
All other elements/documents looks good when verified.
But the builder is not able to provide the above two documents till date.
Can you please confirm how important it is to for me to possess and verify the above two documents ?
Can i Compromise with these and proceed further. Request your advice, Thank You.
partition of property
Sir , my father are 3 brothers & 2 sisters ,after death of our grandfather they did not divide the property which is a 10 katha land with a old house . so my youngest uncle continued to live there , my father and another uncle live in private homes and 2 sisters are married . Now our grandmother is also dead and my youngest uncle is also not living in that house but is continuing to earn money from renting that house . so he is not ready to sell , partition or allow rooms to other 2 brothers to live there . he is also not ready to share the rent .
sir , i want to know is partition suit the last option . I was thinking of some how getting rid of the renters with help of local police , then go for a partition through circle - office , with help of sarkari ameens . Sir i want to know if partition process can be continued in my younger uncle's absence by dividing the land in 5 parts . In presence of witnesses .
