Can an Advocate issue a Search and Title report without issuing a Newspaper Public Notice - take a case where the prima-facie title documents like the chain of sale-agreeents registered original, and Index 2 chain is available in original ?

1. What are the activities to be done before a Search and Title report is given for a property in a society ?
2. How is the client to verify that the search and title activities are in fact carried out and not just based on documentary evidence ?
3. Should a search of Registered Wills be done before clearing a Search and Title report - how is this generally done.

my friends father was a fridom fighter,government has alloted 5 acres land,his father is no more,7/12 extract having in the name of family memebrs(ferfar has done in respective talathi office),the quation is that can the family of the fridom fighter can sale the land to a devloper/individual buyer/builder or can family member enter any agreement with the developer to devlop that land
1)if can sell how?
2)can he develope with the agreement with builder/developers?
3)is govt;s consent requer?
please let me know more about this

in 1975 my father is alloted with a plot from dda on the lease deed and in the lease deed there was written that the plot is on the name of firm and my father as a propriter and in 1980 i became the partner in the firm with small capital invested in the firm.And in 1985 due to some family problems my father requested in dda to transfer this plot and firm to my two brothers and dda accepted it and made a new lease deed on name of my two brothers and i also signed the will of my father (which is not registered )on that time and the status of firm remains same as from 1980.And in 1995 i left the firm (unregistered dissolution deed) and i also took my capital out of it and after that one of brother works on that plot as a propriter in the firm till now.Now i want to know that whether i have any right on plot or not or whether i claim in the court for my right on plot

When a person has given two people each a Power of Attorney for the Sale of his same property without the knowledge of the first POA holder(that he has also given a POA to another person for the same property, later on,) what is the locus standi of a sale concluded by the second POA holder without the knowledge of the first POA holder.
What I did not add in my query was that the Original title-deeds of the property are with the First POA holder. This was because there was an understanding between the Owner of the property and the First POA holder to share among themselves the Sale Proceeds. But later the Seller without the knowledge of the First POA holder gave another POA to a second person and a Sale was carried out using either a fake Title Deed or a duplicate one. Now if the First POA holder having the Original Title-Deeds and a POA goes ahead with a Sale will it be valid and what is the position of the Sale executed by the Second POA holder?
