no mothershare by father or brothers

sir,i am 58yrs female ,bangalore my father did not give share to me or my mother ,he made a will to my five brothers
from ancestral property in 1970 and died
the brothers divided the property themselves in 1976 at that time my mother was alive and she died in 1985.now they are enjoying them selves.
so i can file a suit on my brothers prior to 1956 hindu law that i want a share in my mothers share, they did not mention my mothers name by my father when he did will in 1970 or brothers did not mention her name while partition in 1976.my father died in 1972 and my mother died in 1985
.the property is not my fathers self aquired it is his ancestral property
pls ans this question.

Land on lease and flats built on that - clarification

If a particular piece of land is on 99 year lease with some municipal authority, and a builder builds flats on that property, I have following questions in this context:

1. How would the flat property be described in the sale-agreement - especially second,third sale - would it be leased property, or something else.

2. the Leased land as a whole, is whose property - i think it is the property of the society or association, and not the owner of each single flat owener - kindly clarify in detail

3. when the Flat is tranferred, is the sale deed for the flat only, or for the associated leased land also ?

4. For a title-report on the flat, does the title of the leased land also feature ?

LAND problem due to Power of attorney.

Hello sir.

We bought one open residental plot through bank auction...But after buying of plot through auction from bank, we found that another sale deed exist on same plot. I have search document for other party and found that POA of was made in 2005 and then He sold property to other one. but our POA was made in 2007 (In bank case)on the different person . Now who is the actually owner of this plot.

After that both POA owners send plots to different parties.and lastly, we bought plot from bank through auction procedure..Bank gaves us a title clearance certificate up to 30 years,...What to do the cancellation of other parties sale deed.


For refund where I will complaint and case???

Leave and licence agreement

A flat was purchased in thane city of mumbai somewhere in 1989 in the name of my elder sister in law. Even though this property was purchased in single name, there was no partition between me and my brother at that time and both of our family resided in the said property. However after 2-3 years, he shifted to jaipur. We are still residing in the said property which is in the name of my sister in law.Now our society is asking for leave and licence agreement between me and my sister in law. So my query is whether any leave and licence agreement is required to be given in such case because according to me I am not the tenant but I am the care taker of the said property. Please Help

MR.M. DISTRIBUTED HIS SELF EARNED PROPERTY IN MUMBAI BY REGD.PARTITION DEED IN YR 1955 TO HIS SONS A.B.C.&D IN PARTITION DEED MR M. PUT NAMES A1,B1,C1 &D1 AS THEIR RESPECTIV MINOR SONS (MR M'S GRANDSONS)BUT MR M AVOIDED HIS GRANDAUGHTERS NAMES OF HIS RESPECTIVE SONS.NOW MR M ALSO DIED AND ALL HIS SONS DIED INTESTATE IN YEAR 2003,1988,1992& 1984 CAN THOSE GRANDAUGHTERS CLAIM THIS PROPERTY?IS IT A COPARCENERY PROPERTY?

Commercial Property Lease & License Agreement

Dear Experts,

I inherited a commercial property (Shops & Warehouses) from my parents. The Shops & warehouses are occupied by tenants for the last 15 years and there is no valid lease and license agreement with them.
My question -
1. Is it possible by law to force the tenants enter into lease & license agreement? If yes, please provide details.
2. All the tenants are regularly paying the rent however it is well below the market rates; whether there is any provision in law to either make the tenant pay as per market rates or get them evicted quickly from the property.

dividation of father property

Sir, i am shardha nand, my real mother is died in my childhood,after that my father got married with a lady, that become my step mother, she had four children all are male,recently before two months early my father expire,after her i want to know that should i have the right of half of the property of my father or the property divide in equal parts between my step brothers.
