One of my friends had purchased a flat, in his name, in a housing complex with part finance from financial institution. Although the possession was taken and monthly maintenance charge is paid to the Association, he did not get it registered in his name. Few weeks ago he succumbed to some lifetaking illness. He had not made any Will. His successors are his wife and only daughter apart from aged mother. There was no nominee. The home loan was insured against his life and hence, the flat is now clear from any loan. Apart from his wife, daughter and mother, he got two sisters who are married off and well settled. How can the ownership of this flat be registered in the name of his wife or daughter - mother also stays with them but would not be raising any ownership claim in her name. Please enlighten.

My father is four brothers including him. He is at the age of 60. My grandfather purchased a land in Patna. After his death all the four brothers resides in home constructed by the grandfather. All four brothers acquired the part in which they are residing and constructed as per their requirements. My mother is a LIC agent and as per earning they constructed their part in much planned manner.
Now I am the only son and my parents to avoid the future controversy wants to get the registered the property in their name. My parents pay the property texes and electricity bill for their part.
Now Except one aunty all the brothers are ready for the registration for their occupied portion, but aunty is not ready and she is telling that her space is lower than others portion. One more thing I want to mention that aunty is also enjoying the portion of eldest uncle and who has no objection for that. As the aunty has very good contacts in administration and police authority so everyone fears from her.
As my parents are old and they want to register the property in their life because they have a fear that in future aunty can play displeasure with the property.
Kindly suggest the legal solution to solve the issue and how the property can be registered in the name of my parents.
Aunty is third uncle's wife.

The property which we (third buyer) intend to buy do not have first chain of agreement. In the absence of first chain of agreements, what documents should be procured to make the title clear and also to avail loan from Bank.

Can POA be given to a Pvt.Ltd.Company?
Requesting learned experts to kindly opine. Four nos. land owners want to sell their land to one Pvt.Ltd. Company having two derectors. They want to give POA to the said Pvt.Ltd.company for arranging to Develop through the same Pvt.Ltd.Company represented by the said two Directors. My question is
(1) Is it a valid/correct step? or
(2) It will be better if the POA is given in the individual name of one of the Directors for entering into transactions with the said Pvt.Ltd.Company.
(3) Can POA be given in the name of a Pvt.Ltd.Company?
