I bought a flat in Supertech Ecovillage Noida in 2015 in subvention scheme. As per the allotment letter, it sates that the possession date was in May 2016 which can have another grace period of 6 months. However I have not received possession of the same. The plastering of the building is yet to start.
My subvention loan is in Indiabulls bank who suddenly changed their loan interest rate to 13%. I want to know can I foreclose the loan as its a huge EMI which is going for me.
Even if I want to put up legal case would it stop my EMI or I have to pay bank at any cost. Also I want to know about my credit rating if EMI is stopped. Some in my society has put up a legal case against Supertech but in vain. Either the builder is not paying money or case is still pending.
Wanted your guidance, at this time would it make sense for me to foreclose the loan or it can have any impact if builder doesn't give me possession and I have to put up a legal case?
I am the one only child to my parents( no siblings) and both of them have passed away in quick succession recently. My father owns a flat in which I am currently living. I have applied for legal heir certificate. For using the property and in future when need to sell or mortgage the same should I necessarily transfer the property to my name or is it sufficient that the papers like the building agreement and the sale deed can continue to have my father's name and with legal heir certificate alone I will be able to sell the property to others. Please clarify. No will from my father as well.
Also pls confirm the name change required for property tax, water and sewage tax and electricity connection can also be taken up once I receive the legal heir certificate from the Thasildar office in Chennai.

Background
My father (aged ~78) has a independent house and it has four small rooms (approximately each room size 10' X 10' ) plus kitchen constructed in the plot size of around 33 X 66 feet's.
I have younger brother and is unmarried ,living along with father in same said house .
He lost his job and not attempting for another job since last 10 years though he is qualified master degree
in computers, and became a constant complainer for petty and all things .
He does not do any household works and bear any expenses like water bill, electricity bill
,property tax, vegetables, groceries etc. ,all of them were borne by my father and he objects when I do it voluntarily by myself.
I could not stay there since he finds fault with everything including my family (wife & 2 sons), i.e complaining on almost all , behaving weird. Often accuses that witchcraft has been done on him.
Regarding my stay there .
My father suggestion is, ground floor constructed by him and 1st son can construct 1st
and 2nd floor by 2nd son. And my brother objecting for this proposal for reasons best known to him.
To get distribution of the said property between my younger brother through fathers last will ,
Possibly these two are general options.
option 1. Divide the house into two portions with land registered on two.
2. Sell the property and divide the amount by half between brothers
Questions
1.any other undisputable option we have in above given situation ?
2.if does not honor the registered Will, then what is the way out ?

Dear Sir,
I have a shop of 300 square feet on ground floor of a building. I Had bought this shop in 1999 .
The entire building was owned by one person(Mr. X) . Rest of the shops are on pagdi system.
We had had paid 1/3 amount extra & got the shop ownership. We have registered document as a proof of the same. About ten years ie around 2010 back the Mr.X sold the entire building & plot area to a builder who is about start redevelopng the entire structure. Just for additional information the builder is redeveloping a entire slum area right behind our commercial building & desperately needs to make way for his project by redeveloping our building.
The builder has verbally promised the other pagdi shop owners that he will make owners after redevelopment of the structure.
Builder is yet to approach me regarding the same so My query is that
1) am i entitled to extra benefits since i am owner of the property?
2) Shouldn't i be getting extra space ie atleast 33% ( 300 +150 sqft) after redevelopment.
I wish to Gift my share of immovable property,hence it has to be registered and stamp duty has to be paid according to the value of the property,Query is which department /agency's valuation amount would be excepted by the stamp/registrar department.

Hello respected members
There is a feed factory operating at the back of my house, this is an residential area . I have filed complaints against this in august 2020 to municipal commissnr ofce, then i again sent reminder in october 2020, but of no use, Then i filed complaint to Deputy of area , which resulted in an police enquiry .
Police have recorded statements of few people who are not party to this. A house has 4 sides one side being the road or streeet , in this case the plots on the right and left side of this plot are rented , the families living their have no problem as they are also working in some other units of the same factory owner, the family living just in front of this factory is on other side of road is also against this factory but police has not recorded their statement and hence by selectively recording the statement the police has dismissed my complaint.
i have also complaint against this factory in CM window which is pending since january 2021.what can i do now? please guide me,

My mother left a registered Will in tamil nadu ,coimbatoreÂ
I have 3 brothers and Im the only daughter ,the registered will states that her flat is for me and one of my brotherÂ
but however the brother who i share the flat with is meak ,The other two have teamed up and called us there in pretext of opening her wardrobe and took out another will which is not registered only notarised ,For the jewels its mentioned that it would be divided equally to all but the bank locker that is mentioned doesnt exist ,it is in another bankÂ
FD also mentions 50% to me and another brother but nominee is differentÂ
the notarised will has these :
it also has a wrong bank name for the locker ,i guess that was done intentionallyÂ
rest all assets equally to allÂ
post that they have withdrawn the FD as to the nominee and jewels have been withdrawn by the nomineeÂ
now for the flat they had filed an injuction in the court for which we had replied that there is registered willÂ
post that they havve made calls to us for negotiation on percentage and says we will givve 35 % ...and asking for our documents for legal heir certificate which we have not given ,we told them we will come from bombay and you all  settle us in one go ,give us DD /our share and settle us and we will sign any document u want .Sir my question is how do we legalise this ? how do we ensure we get the money first ,Since one of the brothers deals into disputed properties &they stay local there they want to play games with us ,Please help !

I have agricultural property; which I am planning to give to my nephew who is unmarried. ( I have never married and no adopted children)
Now ther querry is...
a) can I give the land as gift to my nephew or
b) should I draft a settlement deed.
In both the cases, what are all the formalites, and which is easy in respect of procedure and cost - Experts please guide and advise.

I have an urgent query regarding , whether a gate or door is allowed to be constructed on a bedroom wall of a freehold DDA flat that opens out towards a park adjacent to the flat / bedroom and is under PPE scheme? Originally , there was no wall or boundary wall of the park adjacent to the flat when bought.

I bought residential house 15 year back in ghaziabad with self bank loan and my father was joint owner (secondary owner) in property deed . I am the first owner in and repay the loan solely. My father demise and presently I have mother, 1 sister, 1 brother also. I want to be single owner of my flat as I paid all money . What is the best way to get it done so that I do not face any legal issue and I can own/sale the property alone .
