My land was under ULC 10(3) notification. Land deemed to be vested in government. After repeal in 2007 do I need to file suit in high court to free the land from ulc proceedings? There's encroachment for last 40 years. When does it start to be adverse?
My grandfather purchased agricultural land on my father name when my father was minor in 1965. Mutation done in my father names in 1976. Property tax paid by my father since 40 years to till now. Land is my father possession since 40 years. Land possession certificate and bank loan on this land on my father's name. My grandfather died before 20 years. No problem is my one uncle claiming on this land. What should we do? Can they take share

We are senior citizens living in Mumbai. One of our close relatives cheated us by saying that he started a real estate company in Andhra Pradesh and asked us to invest to purchase land in his company and sent some brochures. We believed and paid about 10 lakh rupees by cash and bank transfer. Five years passed he did not give us any land or not returned our money back. For two years we are requesting to return back our money. He is not responding anyway, what kind of legal action we can take against him. Please advise us. Thank you

My son is living in the USA. He executed a Gpa in 2014 in favor of his close relative to manage his property with sale power in AP. He included the clause of " All monies arising in respect of this Gpa shall be handed over to me ". Recently he came to know that property was sold out by Gpa without his knowledge. The Gpa holder neither inform nor hand over the sale considiration to my son. Now, what legal action can take by my son. Please advise us. Thank you

My father bought a room in Thane Maharashtra in the year of 2001. Property is on his name but my cousin's (Uncle's son) name is in our Ration card so can he claim on property ?
Adverse possession
There is encroachment on our land for many years. The encroachers came in possession based on agreement to sale on Rs. 5/- Stamp paper from a fraudulent POA holder. No such POA was ever given. Am I right in my contention that since entry was based on agreement the plea for adverse possession cannot be taken as defense by the encroachers.
