Adverse possesion of property

Sir,

My father property has been divded and distributed through partition deed between me,three brothers and my mother during 1970
And in partiton deed, it is mentioned that, the portion belongs to my mother should be divided among we four brothers.
After that, she expressed orally to handover the the property to my elder brother. For which all brothers agreed orally. My mother demised. My elder brother sold her property to me before transferring the asset to in his name. No document created in this regard. I am looking after the property. I am paying the tax and utilizing the rent received. No body is objecting for this. Subsequently, mY elder brother and another brother also demised.
I want my property to be transferred into my name from my mother's name. My brothers have sons and daughters. All are not in the place where asset is situated. I cannot convince them to visit the palce as per oral agreement to get the asset transferred to my name. Also, none of them have expressed any interest about the asset. I want to initiate legal procedure for taking the assent into my possession by records.
I requset the experts to advise me in this regard.

On redevelopment of a cessed building can the builder-cum-owner sell the parking space? Are there any free allotment of parking space for the old tenants?

Illegal terrace room.

In my building there is a terrace of around 250 sqft on which two tenants of my building have illegally made two rooms.
The building is of trust and we are in like PAGADI system.
my question is can anyone build illlegal rooms like this?
can with the permission of land lord the room can be made?
in the bmc map THE AREA OF TERRACE IS WRITTEN AS OPEN TERRACE.
i want to knock off the rooms as that open space is of all the tenants living in the building and it belongs to every tenans equally.

False claims

Father had self acquired land which he distributed only among his 2 sons out of total 4 children(3 sons,1 married daughter),in a will.Father died. Now the 2 sons having name in will applied for the transference of name of property from their father's name to their own name according to the will.Transference procedure required signature of the daughter who was excluded from the share in the will.So to avoid the fuss by her,the wife of one of the 2 sons who have name in will, signed on that daughter's behalf on an affidavit.Procedure was in the last stage but the two excluded children who were totally ignorant about the will, asked for partition. When told that you 2 are excluded by father in his will, they sent a legal notice to sons having name in the will and also to the government department who was transferring the name, claiming that this will and our signature on affidavit are forged. This legal notice has stopped the name transference procedure and gov. department has asked for an answer on this notice. These excluded people are trying to claim their share by making baseless allegations that will is forged. What's the advice of experts in this case.

Corpus Fund of cessed building at redevelopment in Mumbai

What is the Corpus fund that a builder should give the tenants of cessed building (Mhada), at the time of redevelopment.
We donot have a registered society.

Our redeveloper is telling that as per Mhada he will deposit Corpus fund with Mhada. Is there a Mhada rule for this? Kindly advice.
