Family partition-proper and necessary parties

One X and his two sons Y and Z partitioned their ancestral property in the year 1982. X has no property right and he got some amount from HUF. (so, Y got A Schedule and Z got B Schedule)

Now the X and his wife died.

Y is having a son A and a daughter B. The son a is having two daughters ie., C and D respectively. The Daughter B is having two sons ie., E and F. C,D,E and F are now minors.

now the Y, A and B indent to partition their family properties.

my Query is,

1. Who are all necessary party to be mentioned as parties to the Partition Deed.?

2. Whether the heirs of A and B that is C,D,E and F are to be shown in the deed?

3. Is it sufficient to mention the Y,A and B alone in the deed?

4. If the partition deed would been registered among Y,A and B, is there any possibility to challenge the partition deed by the C,D,E and F after attaining Majority?

5. Whether the wife of Y can be shown as one of the party to the partition deed, even though she and Y did not take any immovable properties?

Nature of property

A got certain property from govt. by grant as a sole owner. A dies, property transferred to B,C,D, his legal heirs. On papers actual partition has not taken place. Till now B,C,D has no heirs. Later they begot children. Now D dies making a will in favor of his one son.
What will be the nature of property and will be the will valid?

Sale of property on 10 year old agreement of transfer

My son-in-law and daughter bought residential premises in Pune in 2004 by taking Bank Loan from a reputed bankers. Now the entire loan has been paid-up and we have received the bunch of Original Documents from bank as per the list of the documents submitted to bank while taking a loan from the bank.

These documents include (1) Builder+Promoter to Party of First Part as Purchaser in 1989. (2) Agreement of Transfer between Party of the First Part as Transferor and Second Part i.e. My Son-in-Law & my daughter as Transferees in 2004. This agreement is the then value of stamp duty paid and duly stamped & registered in SRO’s office, (3) Society’s ownership transfer letter, NOC, Share Certificate in my son-in-law & daughters names, etc.

Now, after 10 years, we want to sale this premises. However when our buyers approached their bankers for loan, their banker’s refused to give loan on the ground that Agreement of Transfer of 2004 between First Part & Second Part is not a valid document for loan and Bankers are asking for Sale Deed.

Unknowingly in 2004, sale deed was not made between Transferor and my son-in-law. But I am surprised when my son-in-law was granted loan from his bankers in 2004 on Agreement of Transfer, why not current(2015) buyers’ bankers refused to grant loan.

If bankers insist for Sale Deed, how can I get sale deed for transaction done in 2004 on Agreement of Transfer, which is stamp-duty paid and registered in SRO’s office

Filing a complaint against architect with council of architecture - new delhi

Respected Sir,
I am a Landlord of a property in Mumbai. I have filed an eviction suit against my tenant. The status of the suit is my cross is over, my witness who is an architect and who had inspected the suit premises with the order from High court is over. The problem is that the report subbmitted by the architect in the court and the cross examination replies given by him are totally contradictory.iIt seems the Tenant has managed my witness and this may put adverse effect on my suit. I want to file a complaint against this architect with the council of Architecture New Delhi.
I have all the documents ready, the complaint letter draft is ready. I want to know that at the time of filing the complaint it should be on ledger paper or stamp paper or non judicial stamp is required. Also do I have to pay any fees for the same.
Plaese advice. Thanking you in advance

Inheritance of property by adopted son

Hi I'm renting a shop in Karol bagh which was taken on goodwill in 1980s.

I had good relations with the owner, but he died a few years ago leaving only his adopted son. The son was not giving me rent receipts as he said the property is not transferred to his name yet. Later after few years he said the now he has the property on his name but refused to give me the slips and asked to vacate.

My questions:
Can he inherit the property being adopted son if there is no one else in family,.or is a will compulsory ?
Can I challenge him and take him to court?
