share in property of different types

Sir
we have two types of property as land from deceased (1989)father (A) w12 bigha which my father got from his father (my grand father) and (B)

10 bigha self purchased by my father .We are 4 ie 2 brothers 1 sister and widow mother.My query is that how much share we each will get from A type of property .I under stand from B we each will get 2.5 that is equal.is it correct and whether for my mother property from Atype will be called ancestral.

Registered gpa - reg

Dear Sir - We three Rahul (the first applicant), and two co-applicants 1)RK Rohilla (father of Rahul)and 2) Anjali (W/O Rahul) booked a builder flat in NOIDA(UP) in 2010 and the builder is insisting for registration of Sub-Lease Deed. Rahul & his wife Anjali are now based in Bangalore. RK Rohilla needs a Registered GPA to execute the Sub-Lease Deed/Registry and also sign other Agreements. Kindly advice if Rahul alone can appoint RK Rohilla as a registered GPA in Bangalore which should be accepted by Registrar/Builder of NOIDA OR both Rahul and Anjali shall have to appoint RK Rohilla as their registered GPA.I hope it is clear to you. The agent showed me document which he said was single occupancy certificate for multiple buildings.

Is it possible to verify correctness of it.

Transfer of agricultural land

There is some Agricultural land Registered on My Father's Name. My father passed away 2 years back.
Now we thought to Register that land on my mothers name, so how to proceed now ?

Eviction of company from residential premises

My grandfather has a residential property situated in Kolkata. Ten ears ago, he rent out the property to a company namely, Flexocon Engineers Pvt. Ltd. engaged in manufacturing engineering materials, for a period of five years on rent agreement. He is not much educated so he could not understand the legal procedure to be followed while giving away the residential premises for manufacturing purposes. The agreement tenure was over 5 years ago and after that no agreement was entered to continue the premises but the company maintained its possession.

Upon repeated request by my grandfather to vacate the possession, the company blatantly refused to vacate it and also challenged him that he could never oust the company from the premises. The company has damaged the property by keeping heavy materials in large quantities and also use heavy weighted hammers for manufacturing products.

The company has no trade license, no clearance from fire department and no safety measures in case any untoward incident occurs. The company is involved in manufacturing highly inflammable products like synthetic fibre, plastic, PVC materials and synthetic sheets without fire safety measures.

My grandfather is 80 years old and his residential property is his only means of income. The company is paying a meagre amount of Rs. 2,500 as rent and manufacturing products worth rupees lakhs in the premises. We have on several ocassion demanded his trade license and other clearance certificate but the company has shamelessly denied. Not even that, the director misbehaves with my grandfather in a very snobbish tone and also threatens of being in touch with high profile people.

He knows it very well that he is cheating the Tax department and we also know it very well.

I am seeking advice what kind of actions can be taken against the company for its hooliganism.

Deletion name of deceased person from record of right.

Dear sir . On record of right, there is crop cultivation column. The deceased person name was on cultivation column from 1980-2011 .The tahsildar gave order of deletion the name of deceased person under sec 149 .150 of Maharashtra land revenue code.and our came on record by inspection of circle .as the land was on our possession. Now the heirs of the deceased person had appealed to sub divisional officer.that during inspection and in case of tahsildar. they we're not party.the sub divisional granted appeal and sent the matter again to tahsildar to take party the heirs of deceased person. Now the main issue is that from 1980-2011 the heirs of deceased person did not made their entry on cultivation column for 30 yrs .so how they can be made partyin such case.

not provided drinking wAter by builder

I have purchased flat in Mar 2014. Building completed in 2013. However drinking water not provided by builder. We all member verbally did follow up with builder.

While purchasing flat he said that there is wAter provided by munciple corporation within month. Process to get wAter Wil be completed within month.

But still he could not provide drinking wAter to us. Now he to ignore us

Can we file case on him.
Is there any chance of getting positive result

Power of attorney

Hi sir actually I owned a plot in 2002 and the power of attorney is there with me but that the plot was not natp so registry was not going to happen but now the plot dealer from where I have owned plot he is saying I will also how you will owned that plot so what can I do for this

Construction querry

we have 2nd floor with roof right. and the people on 1st and floor and ground floor do not have any objection in constructing the 3rd floor. can anyone from adjacent building come and interfere in contruction of 3rd floor? although when they constructed there building while constructing their fourth floor their wall fell on our roof damaging many items on our roof including water tanks and pipings. but we did not complained of that?
so can they obstruct us in moving ahead?
