7/12 is not on name

I have purchased 3200 sq.ft land in the year 2005-April in Alibagh , and made only kharidipatr agreement with Owner, and
there is no any registered agreement made between us and 7/12 still on owner's name. As I was in the central government
service I didn't get the sufficient time to make the 7/12 on my own name. And Today owner is not ready to make 7/12 on my name. Please suggest me what to do.

sell agreement

I have done agreement of new build flat in apartment, builder says that he made agreement based on carpet area , carpet area is 413 sqf (hall+kitchen+bedroom+bathroom+toilet) and two balconies of 82 sqft in buitup area.he mentioned overall 495 sqft. Built up area agreement. He did not mentioned lobby area in agreement but he says that it is in property. I want to ask that how builder can include this lobby in my property if it is not mentioned in agreement. He take some money in cash from me as black by mentioning low value of my flat in agreement for that he omitted lobby area he do that for minimizing government tax but in which I only save 40,000, Finally I want ask that is lobby legally in my property ? And if not then what is the way ,i have made payment for that also and only few lakh of white money is remaining I have not done sell deed

To recover the booking amount

Sir
I have booked a 95% completed constructed flat in July, 2014. According to the builders requisition, i have paid 95% of payment in March 2015. Builder had committed that flat will be handed over within May 2015. When i went to ask regarding the occupation of my flat, he had replied that flat will be handed over with June 2015. When i again asked regarding my occupation, he again extended. Till date builders was not delivered the said flat. Kindly suggest how to recover my full amount with interest as i have no shade to reside with my family.

Land accupied by villagers

Respected seniors,

My grandfather used be a ARCHAKA in a village called PALLI MAKTHA ( Karimnagar dist),it was long time ago and they ( DHORA( head of the village)) used to distribute the land for their own pleasure on the basis of mercy or respect .But at that time there is no registration done,it was done wholly on the ORAL nature ,after that my Father shifted to vemulawada (karimnagar dist) to study, employ so we are settled here for 32 years. As my father came to aware of that land he tried possess 92 acre(approx).Honestly we did not possess Pattadar pass books on total 92 acre ,but in 1975 land ceiling act came in to force and my father got received notice from the "land tribunal" stating that "as per land ceiling act you are holding excess of land which is going to acquired by and you will be given compensation". My father did receive that compensation, and we possess that tribunal order for above. In 2001 my father sold part of that land and did registered, after that the villagers occupied our land and there were even threats to our family that we should simply forget it and move on.Recently under RTI act my father made a request to MRO of that mandal and what we received is a copy a statement from villagers that " hence my father not staying in that village(PALLI MAKTHA) and they took bank loans on lands and they farming ever since ,these lands should be villagers not my father so they requested Sarpanch and tahsildar and MRO not to grant these lands on L.P.S to us. They are saying they possess those lands but not saying they purchased it
..92.acre land possessed or occupied by 58 persons.

Please advice me what action we can take against these persons, if at all if we have Right on those lands? Can they take land simply on the grounds that we are not staying in that village? And my father still hold the name on PAHANI copy as per 2004 records.

Sorry for the long query.please help

My father wants to make the will of his agriculture land in rajasthan. We were two brothers and my younger brother is died. My father wants to make me the beneficiary of his property. So if he is making the will , shall he mention the family details of deceased son in the will or not? Even if he is not making them beneficiary.
