Dear Sir,
We have sold our property in mulund east mumbai maharashtra (which was ownership flat in developed by private builder). We want to reinvest this money in prabhadevi Mumbai Maharashtra area as is same is close to my work place.
Prabhadevi area is very costly so we are looking for 1 room kitchen property. But in prabhadevi there are very less options available of ownership building having 1 room kitchen flat.
Most of the buildings are developed by SRA ( Slum Rehabilitation Authority ) . So I need your advice is it ok to invest in SRA ( Slum Rehabilitation Authority ) flat and if yes are there any legal implications in future or should i look for ownership flat developed by private builder.
Please let me know all drawbacks and any hazels in investing in SRA flat since i am from middle class background i do not want any issues with my investment. Requesting you to please give your valuable advice on the same.
Regards,

This is a query in regards to a rented property wherein tenants are residing since last 35 years. Now query is can the landlord initiate to sell the flat to any third party without even legally/ officially informing the tenants and keeping the tenants in Blind. Moreover, can he still keep accepting rent from tenants post the above act.
What are the legal remedies tenants can take up against this.

Dear Sir,
I have a housing loan taken in the year 2010 around 22 lac.
In the year 2013 I had lost the job for almost 17 months & I could not pay the emi & SARFAESI notice was issued as the loan got NPA.However in the year 2014 nov I got the new job & I managed to pay the outstanding emi with interest & regularised the loan account & was paying my emi regularly.
Now in NOV 2016 again I lost my job & I could not pay my emi & the loan account is NPA.Now the bank officials are saying that the same SARFAESI notice will be issued & will take the possession of my house.I have requested them that I will regularise the emi & asked them not to issue the notice.
I have also told the bank officials that I starting my own doing the self employment which will take another 2-3 months to materialise & the revenue starts generating.
Kindly advice me what to do?

Thank you everyone in advance for taking the time to read through my post and give your valuable feedback. It is highly appreciated.
I would like to know how to proceed with a registration of property which belonged to my Aunt who has now expired. She had written a will on the name of my Father and his brother who is in US with whom we have lost all touch for the past many years. According to the will it was stated that the property an apartment be divided between both the brothers. It also states that the brothers both are taking care of my Aunt all her needs and maintenance which is not true since My Uncle who is in the US has not visited India in over 10 years or even sent a rupee towards the maintenance of my aunt when she was alive. Even before her death when she was admitted and all rituals for which we spent over 10 lakhs not a single penny was given by him.
We were now wanting to sell the property which is around 25 Lakhs to the maximum as it is a very bad condition as it over 30 years old building.
I seek your knowledge on how do we go about to sell the property and what legal steps do we take towards the registration of the property.
All your valuable feedback and expertise is highly appreciated.

We , about 40 families have moved into an apartment in Pune. The building was completed in April 2014 . The builder allowed possession of the flats by entering into an MOU on a Rs 100 stamp paper. Till now builder has not provided OC to any of the flat owners and has stated that a partial Completion certificate will be provided now and a final OC will be provided once the second project , another building or phase 2 is completed.
Can we initiate legal action against the builder for non -issuance of OC ? Is it illegal to move into a flat which has not obtained OC ?

Hi Sir,
I am about to buy a piece of land with 2 storied house in Jharkhand.
However, the house is built without any approved map by city development authority.
Question- Should we mention the details of the house in sale deed and pay stamp duty for it, or made the deed with land details only?

I have purchased a plot in 2014 .registry was done as land type residential. But later I have found on bhulech site the land of which the plot was part, converted to residential after one year in 2015. If now land got acquired by airport authority ... I have below questions... 1- As the land converted to residential after 1 year of registry. It will cause any issue in land acquisition rate..is it based on agricultural or residential. 2- what is the process of land acquisition in Uttar Pradesh....each plot holder got any notification for this or only common public notices issued in news paper only..
Need help: 45 year old tenant not evicting.
The case is, my great grandmother let out ground floor (2 rooms) of our house to a person in Gujarat. He passed away many years ago. His family continues to stay there.
My grandfather lost the case to increase rent in 2004.
We want to evict the tenant due to family reasons. We offered them monetary compensation yet they asked for 7 times more then what we offered, even our property doesn't value that much. They also threatened us by saying "do whatever you want"
What are the options available for us?
Can we win the case or is it okay for forced eviction?
Please explain in detail.
