Registration

Myself PRakash Shetty NRI, booked a underconstruction flat in pune.

Already paid by cheque for 15% of total COst.

My Query is , I dont want to register flat as long as I pay any dues as construction progresses.

Just before 20% balance or before pocession , I want to register and apply for bank loan in India.

In this case If situation arises, Can I sell this property before I register at market value?

OR I must register and then only I can Sell?

I I sell After Registration , Will I get all taxes paid in full?

How things works selling a property before & After registration?

how to get relinquish deed in an unauthorized colony

My father died in an accident last year without leaving a will. Now at his home at which I was living with my mother and my family. Our family consists of my mother 3 sisters and the only son i.e me.we live in an unauthorized colony of Delhi. My father has the whole chain of GPA which is only notarized of my home.
Now my whole family wanted me to have the legal right for this property which is my home. What could we do please guide us , as I know we can have a relinquish deed but as per my knowledge it won't get registered b,coz of unauthorized colony. And it doesn't have any value if we can't register it. Kindly guide us for a better future.

Mortgage deed and gift deed

Respected Lawyers,

Please read the below details and answer my question written in the last.

The house was in the name of a house hold lady she had taken loan from bank in the year 1972 on the basis of her house as a security by executing a registered Mortgage deed. The mortgage deed shows that only the Sales deed was submitted at the time of mortgage. Please note that at that time she was a simple house hold lady and her husband was living retired life. The loan application shows her son name as well while she was applying for the loan may be as the granter of loan payment but this thing is not written in the mortgage deed. The house possession is with the land lady(mortgagor) and her son also lived with her.

Later on in the year 1978 she executed a registered Gift deed in favor of her same son. But her son mutated property in his name in the year 1992 after he cleared all the loan debt and after execution of Redemption deed.

The question is "was in the year 1978 the gift deed executed by mother to her son was a valid gift deed while the home loan from the bank was still running"? Please keep in mind that both mother and son not hurt the financing bank in their loan installments payments and their liabilities.

Buyer broker and seller broker agreement

It happens most often that seller asks an agent to search an appropriate buyer who would buy his property and on that the seller agrees to pay a commission of certain sum to the agent in oral manner and after the agent who found an appropriate buyer for the property and once the transaction of transfer of property executes and later seller denies to pay the commission to the agent then what remedy the agent/broker has to obtain the commission from seller.

Court fee payable for challenging a registered Wll

I have to challenge a registered Will in uttar pradesh which is having immovable property as its subject. I came to know that I would have to deposit some cout fee for that. But I am not aware as to how to calculate the requisite Court Fee.
Kindly tell me about it and oblige.

50% share of deceased associate member in the flat of chs ltd.

Mrs. X (widow), a member, is holding a flat jointly with her husband late Mr.Y (who was died 10-years ago in a Co-operative Housing Society. Mr.Y's name still appears in flat agreement and share certificate of the flat. Mr.Y was an associate member and didn't nominate anyone nor made any WILL. Now, Mrs. X wants to sell her flat. She is having 2-married daughters and 2-married sons. What are the documents that the society should ask from her before she sell it off to other outside party/ies as late Mr.Y was holding 50% share in the said flat? Kindly advice.
