Dear Sir,
My father bought a flat from someone else in a gated society in UP before COVID.
I unfortunately lost him during COVID and now when I thought of transferring the flat on my name, I came to know that my father was the third buyer of that flat.
Buyer ONE bought the flat and paid the dues in full, then buyer TWO bought the flat from him and did not pay transfer charges to builder before selling that to my father. Now when I have asked builder to transfer the flat on my name, the builder is asking for escalated transfer charges according to new prices and that also in double since the second buyer did not pay those charges to them.
How can I be legally responsible to pay transfer charges of old owner and is there a limit to transfer charges or it is on free demand. Because before covid it was 50K and now they are asking 1.5Lac per transfer.
Can I object to this in any way and get the flat transferred on my name with NIL or minimum charges?
Please advise.

My mother and two brothers own 7 acres of land which is road facing in their name without clear demarcations. My late father had promised to his two daughters that he will give 1 acre each from these 7 acres of land. Now that he is nomore, and we asked for that 1 acre, after years of arguments, they got scared that we might go to court and ask for equal division of land, they agreed to transfer 1 acres land to me and my sister, as a gift deed from my mother.
When we looked at the documents, we saw the two acres were demarcared at the farthest corner of the entire patch of land with no road side exposure, so no way to enter into the land. When asked for some piece of road side land, they are again arguing, that you should take whatever is being given. We don't to divide the land in 4 parts, we just want our fair share of 1 acre which has some road exposure, how can we ensure this division?
A property which was supposed to be transferred by B in favour of A vide agreement executed in 2007 (B has taken consideration and did not transfer the property in A’s name till date, even in 2023 !)is known as transferred to C by B and the C has already registered the same in their name and construction activities are started. Is there any scope of injunction against the B or C party ?

Does encumbrance certificate show details of a registered WILL of that property?
[P. S. The executor of the WILL has not executed the WILL, as the testator is still alive]

If a will has been registered at a sub-registrar office, will that reflect in the encumbrance certificate of that property?
I've applied for an education loan from SBI, using our family land as mortgage. My dad bought this land 20 years ago, and he and his friend divided it when they bought it. We have the sale deed, Akhiv Patrika, and property tax receipts. However, the bank is saying they need proof of the land division. This is causing a delay, and I need the loan for my visa application urgently. They're asking for permission from the municipality, but we already have tax receipts showing that the property is assessed, and we are paying property tax, is there a way to resolve this?

I am living overseas, My 87 yrs old mom’s commercial tenant at Chennai refuses to show the EB card and upon checking the EB line was disconnected in Aug-22 for non payment of dues.
Through a relative I made a complaint to EB. The tenant was asked to pay back charges and penalty and the line was made active . No further action is being taken on the fact that he was enjoying uninterrupted electricity in-spite of the meter being disconnected !!
I am concerned by this manner of closing the matter as the meter is my aged mother’s name , wonder what I should do now ?

We are three siblings (2 sisters and 1 brother). Our parents and grandparents have passed away. An apartment was bought in our grandmother's name, but the sale deed and possession letter are in our mother's name. Registration is still not done, even after 29 years. Mom's side relatives like my uncles and aunts are now demanding that property after both our grandparents and our parents passed away.
Our queries -
1. Who is now the actual owner of the property?
2. How much would the registration cost and stamp duty be approximately after such a long time?
3. If it belongs to us siblings, can we sell the place, how can we sell the place? (since we are facing a lot of harassment from our relatives)
4. What will happen if we leave it unregistered?

Dear Sirs,
I am in a process of purchasing land, the 7/12 extract mentions entry as Bhogwata 2. To purchase this land I have a approval letter from sub divisional officer on my name, which allows me to register this land on my name. I still have further questions to verify, please let me know you view.
Can you please guide me if there are any problems in future while i own this land? Is this transaction valid for future generations? Will it cause me any problem if on 7/12 extract entry remains as Bhogwata 2? What will be the process if want to sell the land in future?

On of my cousin had transferred a piece of land to someone on rs 20/- bond paper few years back in written form. We have come to know regarding this very recently.
My house is situated on this land exactly.
Is this a legal affidavit. Will it creat problem for me. What should I do?
