I have one flat in Chennai which was gifted to my mother in 2011 and then later cancelled with mutual consent. Now I want to gift it to my one daughter.

I Intend to do this way as some say that gift settlement is better than even a registered will especially in Chennai to avoid probate complications
Rest property in Madurai TN can be written in will.
Am I right in legal stand?

Sir,
My grandmother is too old and can't visit the property place, so she gave a GPA to her son and on that GPA it is clearly mentioned that GPA holder can take loan, repay loan, manage the property and sell the property. It is registered on 24-09-2021 in Karnataka state.
Could you please clarify on below concerns
1. Can GPA holder sell or transfer the property to his son or wife or external parties ?
2. Can GPA holder transfer/sell the property and get a signature from principal party later. or the GPA holder needs a signature before he register/transfer the property. Please provide right procedure to this

I had filed for mutation in ROR, for property purchased from recorded owner in 2013, at tahsil office.
A third party filed an objection at tahsil, that there is a court case on the property, between third party and his tenant, and tehsildar dropped the mutation proceedings.
The purchaser filed an appeal at sub collectors office, but the case remains un-heard.
Subsequently, the purchaser again filed for mutation, this time, the asst. Tehsildar allowed mutation and issued Patta.
The third party appealed against at sub collectors office, and sub collector set aside the ROR issued by Asst Tahsildar.
1. Where can we appeal against Sub collector's order?
2. Is our claim for mutation, is rightful or not?

A commercial land is in possession of a person "X", who pays municipality taxes from last 60 years, but he has no ownership document {no sale deed or ROR}. The ROR is in the name of " Y" who is not related to "X".
Can " Z" purchase the land and claim ownership, and get possession thru court?

Dear Sir,
I have purchased a LED TV of VU make which is in warranty period. I have registered a complain of unnecessary lines in bottom portion of TV panel. A service engineer visited and check the TV. After checking they submit a budgetary offer of repair and state that TV would not come in warranty service and you have to pay for maintenance because some spots mark in the middle of the panel. I told that I had complain for unnecessary bottom lines at bottom of the panel and which is no technical relation with the spots. And also "black line problem" comes under warranty period clearly mentioned in the VU Tv website. It seems that VU TV tried to divert the problem. Please advice what to do? Shall I lodge complain in consumer court

I want to demolished my boundary wall of my house for build a new boundary wall and my neighbor is objecting. Although it has no boundary wall of its own. He wants to use my boundary wall. What should I do now??
I have a house that is almost 50 years old. Besides my house, which was also once owned by my grandfather, after their death, the entire property was divided between two brothers – one is my father, and the other is my uncle. After some years, my uncle passed away, and his wife (my aunt) sold a portion of the property to my cousin (bua ka beta). Now, he is selling that house (which he bought from my aunt) to someone else. We are willing to buy the house at the market value, but he simply doesn't want to sell it to us. The property (the house) he is selling was originally owned by my grandfather, and both houses share the same survey number, for example, 1221/1 and 1221/2. Can I obtain a stay order or raise an objection to the sale? Can I purchase that house through a court proceeding?

I have bought a grant land of 2 acres belongs to General Category (The person does not belong to SC/ST). It's bagair hukum land in Karnataka. The non alienation period was 15 years.The period expired in 2021.
Now for khata transfer, VA is asking for NOC document from Tahsildar and is saying if not provided he would flag the transfer as illegal and the registration will be cancelled and land will go under government possession.
My questions are
i)Did i have to obtain NOC from Tahsildar/AC to purchase grant land?
ii) Whatever VA is saying, is that true?

My great great grand mother donated land to a temple but that time the temple is unable to use the land and then my great grandfather gave money and took possession of the land in 1965 we have a written statement of a person who was the owner of temple at that time with tickets and date mentioned the statment state that my great grandfather was given the malkana hak( ownership). My great grandmother start using land but they never made an inteqal to their name later on they didn’t paid any attention (nobody paid attention) and after my great grandfather my grandfather start using land but as their no inteqal the land is still under the name of temple and we are using it for 64 + years without any gap . We have documents that state that the land is under possession by us from 64+ years . But now commeti wants the possession of land. Can we defend against that
