Limitation in filing case for cancellation of a sled deed by

Dear Sir/ Madam,
One sale deed was executed by my elder sister and me , when I was a minor , being represented by elder sister , who was married at the time of execution of the sale deed. My father and mother was also dead by then. This was done without any approval of the court. I got married and went to my in-laws. Execution of deed was not with in my knowledge. Now almost 30 years have been passed. I did not file any suit after three years of attaining my majority. Can I be deprived of my rights?? Can't I file a case now ?? I have not executed any deed . It is a fraudulent deed. Please , Guide me.

Part of property to sell

I have an apartment in Bangalore with a covered Car Parking on the ground of a 4 story
building.I am a senior citizen with my wife in the apartment.For want of money I want sell my Car Parking,Can I do so,I mean, can I sell my can parking,which is reflected in the owner ship deed.Some body can advise me on this issue.

Purchase a genral land and register to ST/SC

Sir, A land from a general was purchased a few years ago and it was registered to ST/SC. Could the same land be sold to general now or it could not be sold at all or could it be sold to ST/SC only ? The land is in Koraput Odisha.
If it could be sold and register to general, is there any condition in this situation?
Your advice is appreciated.

Inheritance of Property

Two sons divide equal share of their deceased fathers' self acquiref property among themselves. Later, Younger son sells his share of Property to Elder son but due to mutual understanding, said transaction was shown as gift to Elder son. Elder son who becomes the sole owner demolishes the property and constructs a new house & expenses incurred on building the house is fully out of his own earnings. In future, Daughter-in-law of elder son who built the house files DVC & claims share in said house stating that it is inherited & shared household. Now, please clarify whether the house is inherited? There is no partition deed of the said house. If inherited then Sons & daughters of both brothers claim their shares & make the claim of daughter in law null & void. Gift deed was made in 1984 & new house was constructed in 1986.

Adverse possession

( 1. ) If a plaintiff is in possession of disputed property for more than 30 yrs. & wants a declaration of his title by adverse possession then which section of Limitation Act will be applicable in his case ( S.64 or S.65 ) . Is there any SC case on this point.

( 2. ) If the plaintiff does not know as to who is the true owner of disputed property then can he take the plea of adverse possession successfully. ( SC Case Laws required . )

( 3. ) Does S.27 of Limitation Act has any application in the above two situations.

( 4. ) What is the position of Lessee in case of Permanent Lease if adverse possession is pleaded against such Lessee & the said lessee is not in possession. Will the lessee be treated as true owner or the Lessor will be the true owner ? Is there any Case Law on this point ?

Mother's registered will

Dear sir,
I have 4 brothers and 4 sisters ,My mother had received property from her father side and she write their whole property will to only 2 sons due to reason of 1 brother have special marriage and other one absconding from the house at the time of registered will.
What Mother had right to distribute her paternal property ,1/3 property or whole property only for 2 sons ??
According to muslim's law..
