Boundary details wrong in plot about to purchase

Hi All the experts,

Need advise on a property that i am about to buy.
I am planning to buy a plot (with house) which is situated in Bangalore, while verifying the documents i found that the boundary details are wrong for East, West and North. Is it possible for me to correct it in my Sale deed (that i am about to do) or should i ask the original party to correct it and then proceed with the deal.
The vendor cannot do a rectification deed as the original party from whom my vendor has got plot is not traceable and the original sale deed was done 30 years back

Any help is appreciated

Cancellation of Agreement to Sale.

Hi we had made an agreement for sale for a flat in noida. The buyer payed me 10% of the property value. Now the buyer claims that his loan is not sanctioned due to some typological error in the sale deed and he wants to cancel the agreement. So my question is what is the procedure to cancel the agreement which is made on 100 rupees stamp paper and is only notarised. Do i have to just take back the original agreement or do i need to cancel it in a proper way.

Removal of trees from private land by other without notice

Sir/mam , our village sarpanch's son has removed our trees in the back yard without any prior information,and said that they are becoming reason for accident. Even sarpanch is supporting him and said us to leave. But there is much gap between the place where we planted our trees and the road, please let me know what could I do.

General or CNT land

I had purchased a land during the year 1985, from a person say "X"who belongs to "Rajak" Community.This land was originally in the name of Bakasht "Y" (General)and the name of the Bakasht"Y" is also mentioned in the khatiyan. X (Rajak-SC) acquired this land from Y(General) during 1960 and mutated in his name.The property is still mutated in the name of "X".I had applied for mutation,but the same is rejected by Circle officer,quoted that the property belongs to SC category and hence comes under CNT and rejected my application.What is the law point in this case?

So want to know after registration can purchaser hpw will able to change the name in Municipal corporation.

How to do sale / registration without Heirship certificate

My friend Father died in April and his home condition his very critical. His mom want to sale his flat located in Thane. Flat is in gram pachayat plan passed and now in Thane Municipal corporation. They not have any father will or legal heir certificate. they want to sell in emergency as client is ready so how they will sale their flat.

Inheritance

Mr X has purchased a property and got it registered in 1997. Sale deed was executed by the power of attorney holder of the owner.
The property was originally a temple property which was managed by Mr 'Y' as a tenent and during 70s through the Land Reforms Act of Karnataka Mr 'Y' became the owner of the property. And through the Power of Attorney he sold it to X in 1997. In the year 2012, Mr Y's brother's son goes to the court claiming that it was a Joint family property and Mr Y had no rights to sell the property. And also claims that the POA's signature is fake.
The whole deal has taken place in Bangalore. An OS No. is generated and the notice is displayed near the property now.
Please clarify on the following ponts:
1. What is the locus standi of the petitioner in this case claiming the right over the property of which the ownership was got by his uncle as tenent through Land Reformation Act
2. Can he dispute a deal after 15 years of its taking place?
3 What is the way out for Mr X now?

Necessity of rectification deed for home loans

Im selling a property in delhi which was purchased using a bank loan in 2001. Now when the buyer aproached for the loan and document verification was done it was noted there was an typing error in the seller (previous) name in the parent document and the sale deed. Now when we approached our previous seller for rectification deed he informed us that his partner is living in australia as the flat was purchased from the builder parters. Now the person whose name was errored has given me the affidavit stating both the names are same. Now my question is:
1- if the new buyer can proceed with the bank loan with the affidavit as a supporting document till the rectification deed is made.
2- for the rectification deed does both the partner sellers should be present or just the person whose name is errored sign the document?

Daughters right in fathers property

Dear sir,
I am living in my great grand fathers house from birth ,and even my father as well as my grand mother who was the daughter of my great grand father was born in the said property and living there for more than 90 years

Now my great grand father also had two sons who had divided the said property in their name but they do not dwell in the said house only we live there The said house was purchased by my great grand father in the year 1929 and he died in 1940 and the two brothers transferred the property in their name in the year 1970 and the family of the two brothers do not allow us to do the minor repairing of the house what should i do and what are my legals rights or whether i am an illegal occupant of the said house
Sir i have no house to live in and also i am poor
