Best way to avoid tax

One of my relative who lives in US has property in India and he wants to sell it...let me know how to avoid tax...if he makes sale deed at govt value ...he will take certified check and deposit in his India ICICI bank were he has a/c.and will pay tax on that amount...but balance sale price estimated to Rs. 1 crore...he wants to take this as black money ..but he does nt want to take cash.
Let me know...whats the next choice he has got.
Customer cant pay in US...as he has no relative living there. Pls reply...tks

Brother not willing for partition

Hello, Our parents have purchased a property on three of our siblings names Elder Brother, Sister and Younger Brother. Now, the elder brother has leased the property and taking the rents and not sharing with rest two siblings. And also threatening that the rest two should forget about their share in the property. Can the learned forum Seniors help and guide on how to proceed. Thanks a lot in anticipation.

My wife has a bank fixed deposits after marriage. Nominee is her father. Who will get this fixed. I am legal hier of her.

Rights in ancestral property

Hi Sir,

We are Having Some Ancestral Properties in Hyderabad Purchased by my Father in Name of His Younger Brother 1 Property And in name of My Grand Father 2 Properties.

My Father Were 5 Brothers and 2 Sisters, My Father was Elder Brother.

My Both Aunties Expired Long Back.

My Father and Three Brothers Gave GPA and a WILL Deed To One of My Uncle.
And All the Properties are As it Is No Partition Done Till Now.

But Now My Uncle is Only Alive and My Uncle Wants to write a WILL Deed in My and my Sisters Name.

CAN Ancestral Property Transfer Thru WILL Deed of My Father and Other Uncle's Given To My Uncle who is Alive Now.

My Uncle Also Not Transfer the TITLE of Properties Till Now. The Properties are In Name of my Grand Father And Uncle as It Is.

My Uncle who is Alive Now Told Me That he has Also Made a WILL in My And My Sisters Name. Can we Transfer the Properties in My and Sister's Name Thru WILL Deed Of My Uncle.

Division of property

Dear Sir

My mother in law who was a joint owner in the property ( House ) alongwith my Father in Law has died. Bothe were joint owners.

They have 3 daughters (which includes my wife ) I want to know how the property get divided now.
Is it that my Father in Law gets 50% share of the property plus equal in remaining share of my mother in law along with 3 daughters

or

He only gets 50% being joint owner and rest 50% gets divided into 3 daughters.

Removal of construction shed

Namaste Sir,

My colleague and myself purchased DC converted site individually in Bangalore in 2004

My site no is 52 ( Registered in my name )
Colleague site no is 51 ( Registered in my Colleague name )

My colleague during his house construction in 2011 has put construction Shed in my site no 52 to store materials.
After his house construction he did not removed shed in my site. But i asked him to remove the shed but for which he assured once his first floor house construction begins he will remove shed in my site.

As days rolled on he planted guava , Drumstick trees with flower plants. Since he was my colleague i did not objected.
Now its time for me to get his shed removed from my site no 52, For which my colleague is reluctant to remove the shed in my site which is causing inconvenience to me.

PLease advice me

Legal heir

I constructed house on my wife's name in 1996. My wife died in 2000. The house ownership transferred on name of myself and my two minor daughters. I got merried again in 2000. No childerns from second wife. My elder daughtet got merried in 2012 and living with her husband. My younger daughter died unmarried in 2019.
Who will be legal owners of the house now ?

Partition suit

My grandfather passed away in 1976. He had some self owned property. He has 1 son, 3 daughters. In his life duration, he did marriage to one daughter. My family is a joint hindu family. After my grandfather died, my father did marriage to his two youngest sisters with his earning from agricultural land. He changed all my grandfather's property ( mutation ) to his name by oral partition with his sisters in 1980's. My father passed away in 1995. After that, my mother changed all his property to me in 2000 (she has full rights to her husband property) .She wrote gift deed everything to me by registration in 2000. I have one sister. My mother gave all her jewels to my sister. We both made oral partition in 2000 itself. My mother passed away in 2012. After that, my sister filled a suit for partition in end of 2012. At the same time, my three aunties ( father's sisters) asked in that to join them also parties. They are in that from 2013. But, my sister withdarwn her case in 2017. My auntie's case is in pending. From the last two years, I am not in a job. Can I sell my properties , the case is in the court? What will outcome in the case? Patta, EC & giftdeed , property tax everything in my name from 2000. Am I lose my property? My aunties married before 1980s' . My sister married before 1886's. We are in Tamilnadu. These ladies not fought with my father, mother. Now, they are fighting with me. They ate everything jewels, money(dowry), They all are pensioner now. But, torching me. Their thought is I never use that property in my life period. How will I proceed further to close my case earlier? Please, guide me. Thx - Srini

Sale deed (agreement) is lost

Hi,

This is Karan Mehta, my society sales deed(Agreement) is lost. I have checked with my Society and SRO if they can get my duplicate copy of my agreement. but they also don't have the copy.

Agreement was registered in year 1976.

Now i want to sell the flat, how can i sell it without Sales deed.? Request you to kindly advice.

Flat is registered in my name.
Share Certificate is on my name.
Maintenance Bill is on my name
Electricity Bill is on my name.

Kindly Advice...
