My grandfather acquired a house site and agricultural property from his father through a court decree in 1946 ( In Andhra Pradesh). He died in 1974 and his wife died in 1996. They have 3 sons and 3 daughters.They have not executed any WILL or partition deed. My mother is eldest in family and expired in 2003. The properties have not been partitioned till date, they are in my grandfather's name) .Now the want to dispose the agricultural land and house site. But now the 3 sons want 25% for each of them and they say that they will distribute the remaining 25% into six equal parts and thus give only 1/24th value to each of the 3 daughters. We are arguing that the daughters also will get equal share as sons and we are entitled to get a total of 1/6th share for each of 3 daughters as per the HSA amended act of 2005.
They are saying that as the father died in 1974, before 2005 , daughters will not get any equal share and quoting some Pholvati case
Can you please clarify our eligibility as a daughter ? Can we go to court for filing a partition suit (based on Danamma Case)? Do we have any stand? Please suggest and clarify how we( the daughters) can go ahead?

Dear Sir,
I had purchased agriculture land in the year 2011 which i get registered for 1 Hectare but when i get is measured with government officiers it is reported that the area is short by 20000 Square feet now how can i get these encroached land back or can i sue the seller for refund of excess amount taken by him as already he sold some of the land to others?
Please guide on above two measures and any other best measure i can go with.

Respected sir, agricultural land registered on my father name in 1966, when my father age 2 years only. According to register sale deed my father is fully and only owner of agricultural land. Mutation record is my father name since 1966. Property tax paid my father since major age to till now 2019 continuously. Possession of land keep my father since his major age(more than 30 years) my grandfather died 22 years before. My father take a bank loan and KCC on this land. Land possession certificate is also my father name. Now problem is my father uncle and my father brother is claiming on land duly registered on my father name, can they take share on this land.....
In march 26 my mother expired without Will(instantate). I had a father and younger brother married having two daughters. Now the problem is my father has given the whole property,cash and gold to my brother's children. Can I have share in that properties according to Hindu 1956 Act. So kindly I request your valuable suggestions in this regard.

Hi All,
We are living in combined SRA building, where half of members are private and half are SRA.
The bldg is 15 yr old, now the society SRA board is raising maintainace cost by more than 50 % what we currently paying.
This is because pvt owners with different area (square feet) are asking society to charge same cost to all other pvt members as per cost paid by them.
The cost is now increased from 700 to 1240 rs per month.
Is this correct that society can increase maintaince cost without mapping livin area ?
How can we go about it ?

We have 50 cents ancestral land in village.
On west side of the property , there is a sc colony road. Remaining sides all are agriculture fields. On north side there is a walk way through neighbourhood farmers land. But there's no gentleman agreement for that way.
Now, from north side , neighborhood farmers are not allowing us to enter into our field.
From west side , there is a gramakantam cc road which belongs to sc colony allotted by government. They are also not allowing us from that cc road.
We are in dilemma.
Please suggest us how to get way to reach our land legally.

Hi,
Our building is considering to go in for Redevelopment, but members are not willing to folllow 79A process and are trying to bring their own developers. Many of these developers who are coming are unregistered, we could not find their entries on searching for registered companies on Ministry of Corporate Affairs website. I wanted to know 2 things
1. Is it a must that 79A process should be followed for redevelopment
2. What is the risk of going with an unregistered company for redevelopment
