Help regarding plot transaction

Hi Sir/Madam, I am planning to buy a plot in Bangalore for a agreed amount of 27.5 Lakhs. The owner wants me to register the property for 21 Lakhs as per the government value. I am applying for a plot loan based on the agreement for 27.5 Lakhs. But if I register the property for 21 lakhs as per the owner requirement. Will I have an issues? The bank agent says this is a normal process that everyone follows and will not have any issues. But i am not very convinced about it. Kindly advice on how I can go about this situation.

Other resident uses my parking spot that i pay for

A resident in my building uses my parking spot that I pay for as maintenance charges and tells the security guards that he pays me to use the spot. He's never done so nor asked if he could use it. I don't have a car so I don't use the spot but he has 2 cars so he parks one in my spot and he's never asked for permission, doesn't pay me anything and lied to the guards about talking to me about it. I've sent a complaint to the maintenance office but I want to know if I there is legal grounds to ask for payment for the 1 year he's been using that spot. There's no evidence that he's used it from that time but that's what the guards have been saying. They also said he used to use another spot before but found mine to be more convenient.

Relinquish deed

We are staying in Mumbai in a rented property since last 58 years. rent receipt is in our father's and uncle's name jointly. Our Uncle is not residing with us for more than 50 years. He is willing to give NOC in favour of our Father. Now landlord is asking for Relinquish Deed. Is it applicable for pagdi type house where there is no agreement between landlord and tenant. Is it mandatory? How can registrar office do the registration when there is no agreement between landlord and tenant? Can we get some guidance in this matter?

Correction in sale deed

My Land situated in Ranchi was registered at Kolkata Registry Office in the Year 1975 as at that time it was allowed to register properties situated outside the state in Metro Towns. However, now I have found out that there is a small typographical mistake in the schedule of property which went unnoticed for so long. I approached the legal heir of the seller who had executed the deed in 1975 and he is ready execute the rectification deed/declaration.

Since, the deed was executed at Kolkata, I approached the registrar at Kolkata but he refused to execute the same saying that the property does not fall within his jurisdiction now.

I also approached the registrar at Ranchi but he says that he cannot execute the same as the deed was not executed at Ranchi Registry Office.

I am confused as to what to do since it is a peculiar matter, wherein both the parties are ready to solve the problem but registrars are not.

Some advised me to file a suit before court but I am confused as to where to file the suit (Kolkata or Ranchi) and against whom to file the suit?

Please advise.

Thanks

1st floor terrace flat

Hi,
I am planning to buy a 1 BHK Terrace flat on first floor in a 20 year old building having total 4 floors in mira road.
The terrace is having exclusive entry from inside the flat itself and current owner is paying the property tax on terrace area as well and the building is having all the title cleared like OC, CC etc. But in the original agreement of flat the terrace area is not mentioned, in fact the area mentioned in the agreement is less than the areas of the flat itself forget about terrace area.
On asking about this, I was told that it was done to save on registration and stamp duty fee.
My query is that what should be my stand, which document I should ask for to be satisfied if the terrace occupied by the current owner is legal and so by me in future and society or any other person going forward can’t have any claim on the terrace area.
