Self necessity case by my landlord

I am running a business in partnership with my brother from last 32 years in a shop which was taken by us on rent 32 years ago..After 4 years the building was sold to other person and again after 8 year the building was purchased by third person.

Right now my landlord is a Widow(50) having 1 son(26) and 1 Daughter(28).
We are having possession on Ground floor only rest of the building is with my landlord which is her residence on first floor.
Before 1 year She had filled a case against us of SELF NECESSITY for his educated Unemployed son and for requirement of shop for running tuition center by daughter.

But her son is not unemployed because he stays out of town for continuously 3-4 years

So Please provide us some suggestions to get out from this problem

deed made out / paritition decree purchase

My friend recently got a partition suit decreed in her favour. She(my friend) has a two brothers and a sister. So each of them 1/4 of the ancestral property.
All of the ancestral property ( in partition suit above) has been notified for aquisition by city development authority and no sale transaction is possible now.
The said property is agricultural land.

I would like to purchase my friends share( 1/4th ) of the property. I am planning to this by having the deed made over to my name from my friend.

Question :
1) Is this legally valid.
2) Is there a better way to do this.
