Regarding gift deed

Sir,
I am planning to purchase a 45 year old house having ground, first and second floors. The actual owner of the house is having his wife, one son and two daughters. All are married. The owner has purchased the land and constructed the house out of his own income (not inherited property). He registered the house to the grand daughter (son’s daughter) through gift deed. Later the grand daughter got married and went to USA. But before the original owner died, he himself revoked (cancelled) the gift deed in the same registrar office. After his death, his wife, son, and daughters want to sell the house. But the grand daughter is claiming that she is the actual owner of the house and objecting for the sale of the house by the above mentioned persons.
I want to know whether the revocation of the gift deed done by the actual owner is valid or not. Whether the above mentioned persons has the right to sell the property or not.

Can i get share from the property

Husband and wife are working. Both take action and purchased a plot and construct the house. Property was purchased after the marriage and was registered on husband name, does a wife has any rights ( or share) on that property? wife & husband are not in good terms now, but they aren't living together, there is no divorce, planning for divorce)
Further, the land was purchased by pleadging wife jewels, by bank loan of husband and wife and saving of LIC of husband and wife and wife is the co-applicant for the Home loan.
what is the remedy. Can wife claim half of the share of the property. If she got married after divorce

Can oc be given to an illegal structure after paying penalty

a landlord has a plot with standing structure i.e ground 6 + upper one

the upper one floor was illegal, however, the penalty was paid fo the same, now can Occup. Certificate be issued for teh said upper floor if yes how and why and if no why?

this is because the BMC is levying water tax double the normal rates and wants OC for teh same to start normal rater of water tax.

the upper floor is sold to nursing home and he has taken separate meter without the permission of landlord.

teh BMC charges them concessional rates than normal for that illegal water mater,

please advice...

Society wants flat key

I have a flat in Maharashtra and currently I am posted out of the state and the flat is vacant. Last year the cooperative society had a duplicate key to my flat door made without my knowledge or permission, supposedly for fixing a leak. When I came on holiday, I changed the lock with an imported one whose keys cannot be locally made. Exterior building repairs are to commence and now the society sent me an email asking for my door key in order to remove my flat's kitchen windows to install a partition. No official letter on society's letterhead was sent. I am nervous about my keys being kept by someone else due to adverse possession, etc.

Do I have to legally give my flat door keys to the society? Should I request a letter from the society on their letterhead and obtain an affidavit that they will ensure safety of my flat and key? Or should I refuse them my key?

Thanks.
