Legal heir claims

Hello!
I am 25 years old and I'm right now searching a job. So at this moment my bank balance is actually zero. I am living with my mother and father . My father is a Government banker and my mother is a housewife. Although My father and mother has a decent relationship but there are frequent issues between them. My father has always under the influence of his sister and very recently my father has purchased a property worth more than 1 crore and took a loan of 30 lacs for it. Although most of his savings are now empty but still we have some Fixed Deposits with first name of my father and second name of my mother in some FD second name is mine. Due to some recent circumstances in my family and a not so good relationship with my father's sister and recently my father is very ill and Doctors aren't responding positively on his health we want a legal advice regarding some following points.

1. Can My father's sister can claim for SAVINGS, if my father doesn't have a will or if he made a will and we don't know about it and he has written to give all his savings to his brothers and sisters, Can we still claim it Do we have any rights in it.

2. If my father sister fraudulently Make a will for my father or under her influence he writes in his will that he disown his wife and son from property and everything, can we still claim it.??

3. . Most important question as my father itself is a banker and he can change the names on FD. Can my mother and me being a only legal heir can make a claim if my father is no more?

Right of step children in self acquired property of woman

Sir, 'A' Hindu woman died intestate holding self acquired property. At the time of death she had legal heirs as below.
1) Minor Son 2) Major Daughter & 3) Husband.

As per HSA mutation process carried out and heirs registered as mentioned above.

Few years after her death husband remarried and have two children from second wife.

Please advise whether step childrens have a right in property after dyeing of husband intestate. If yes, for how much share? (Please note, Second Wife also died before husband's death)

Katha ownership transfer

Dear sir/madam,
My grandfather has 5acre of land. Both grandfather and grandmother has dead 3years back without any will on property but ownership is in still on there name. He is having 2sons and 3 daughters. 1daughter i has dead. 2daughter and 2sons were living. 1st son is not having any children. 2son is having 2 children and 2daughter having 2 children each. We need to transfer the onwership of the land to our name. Can we transfer ownership without making a pouthi katha to elder brother? Which can be divided or is it compulsory to transfer pouthi katha to eleder brother and to then from we need to beg him? Please clear my doubts.

About family tree

I purchased one 1200 sqft vacant residential plot in 2004 from the developer and got registered in my name and also obtained documents like mother deed / conversion certificate / Encumbarence certificate. But i did not received family tree of original landlords due to lack of exposure in those times.
Now when i stepped forward to sell the plot, the buyer is asking for family tree of original landlords who registered land to my developer. Since iam not blood relative of landlords and not seen them atleast once. So in this connection can i apply for Family tree related to landlords as a part of legal verification

Service inam lands

We are in possession and enjoyment of a piece of service inam land since about 50 years in Karnataka. RTC and Katha are not recorded in our name despite several requests. These are in the name of holder of service inam. Our application for grant of right as tenant has been rejected though details are not available. The piece is not re-granted either. Kindly let us know the options available to get the rights.
Can we apply for grant under Bagair Hukum provisions or can we approach the court on the basis of Adverse Possession. Is there any other avnue?
