Adverse position

Sir,
Almost its 40 years we are cultivating a agriculture land, we have a sale deed, old patta book on the name of seller but seller is dead. Please let me know where and how to claim adverse position when a seller is dead.
Please suggest me the required documents.

Impounding registration of land

Sir my grandfather purchased a agriculture land 40 years ago in the year 1981 and we have a sale deed, one witness in the sales deed is still alive, . my grandfather is also still alive. But none in the other parties family is alive. old original patta book of seller is with us
Please suggest ne how could I proceed with the registration. From where to proceed and how could I register the land.

Boundary wall

my house in panchyat area and on southern side panchyat road passes and many vehicle pass through this road. For protection off my boundary wall from damages i have put mud through out boundary wall leaving 1 m away from road ( not at all obstructing way )

my neighbor at night take this mud for constructing a garden in front of their house. i warned them many times orally not to take mud as it will damage my boundary wall from vehicle passing by. They are not at all bothered to hear.

Lease agreement

Company office operating from lease premise. Post COVID-19 Company employee’s are working from home. We are not using premise and paying rent for vacant premise
We were having 6 month notice period as per agreement.we have given termination of lease in 1st Jul 20 and asked for waiver of 3 months under current scenario and mentioning force Majeure
In our lease agreement we have “force majeure” to terminate the lease but silent on notice period. Force Majeure include epidemic and act of God
Now as per notice period Lease will be come to end on 31st Dec 20 but we want to terminate it before that enforcing “Force Majeure” clause in agreement
can we terminate lease early before 6 month as still business it affected due to pandemic and plan handling over formality

Rights of the son and brother in commercial property

Respected Sirs

I have a commercial tenant who is running a Pathology Laboratory since 1974. However there is NO tenancy agreement as this law came into force from 1999. Also since this tenant has carried out illegal additions alterations in the premises for which a eviction suit has been filed in the small causes court. The status of this suit at present is I am under cross examination by the Tenants lawyer.A MRTP notice was served to tenant by corporation which he challenged in City Civil Court and this was disposed off in my favor Upon this Tenant filed writ petitions and appeals filed in the High court which have all come in my favor.

As it is clear that in Residential property the Tenancy rights are inherited by the legal heirs of the original tenant. But what is the position in Commercial premises. Over and above the Original Tenant is almost 77 years and he has stopped his practice as pathologist. The Lab is presently run by his son and tenants younger brother. Since the filing of the suit the Rent has not been paid. (Almost 10 years ).

Noc from daughter

Sir may I know the procedure for NOC on parent's (they alive ) property from daughter, before her marriage if she is willing to agree all conditions ?
It means she doesn't want anything from her parents.

Sale of leased land

Can I sell my land that is leased to a company for 30 years and a period of 15 years is remaining?
Additionally, the company has constructed office and other facilities. I have no right in the superstructure but want to sell my land without surrendering lease.

Lis pendens removal

Dear Experts,
We have made agreement to sell an agriculture land in the year 2011 and agreement was clearly stated with cancellation clause. Later on in the year 2013 due to dispute, purchaser had filed suit for specific performance on us. He had also filed lis pendens in 2013 with sub registrar. In the year 2017 Lower Court ordered in favor of us and cancelled the agreement to sell and also ordered to return Earnest money ( with 6 percent interest) to Purchaser. We have made appeal in High Court against the order for not returning the money. The case is pending in high court. Purchaser whose intention to damage property title, has never demanded for money and filed any execution petition with respect to lower court order. He also don't want to accept money as per lower court order.
Now we want to sell our property and want to remove lis pendens entry in Revenue Documents. What Should and How it can be Done?
