sir,
I have a two stroied building of which I am selling the ground floor. It has shop attached with one room. Now buyer wants to demolish the middle wall of the shop and the room which is a load bearing wall, to make the shop bigger. My question is whether he can do it or not?he wants this permission from me to be written in sale deed. Can i give this permission to him in deed?will it be legal?how it can cause me problem in future?Or else how to proceed for this?If I don't allow this demolition,he probably won't take the ground floor. After sale I will stay in the first floor.
So sir please help me in this matter.

Respected Sir,
With reference to above subject, please note the position as below & have your best reply.
There is a flat in Napean Sea Road in Mumbai.
The flat was in name of Husband & Wife and the daughter.
The husband expired recently and mother having only one daughter wants to transfer the full share of her husband to her daughter.
What procedures to be followed to delete the name of Husband from share certificate as well to include name of daughter in the property.
There is one another flat in which two brothers & wife of the brother who died are holding 33,34 & 33 %, now the brother who is alive wants to transfer the shares to daughter of his brother.
What are the detailed procedure for both scenario?
Awaiting your in-depth reply.

Hi,
Need references of good lawyers for addressing the issue of transfer of 7/12 abstract agricultural land in Uttan, Bhayander (Thane District)
Thank You
Dear Experts, i request for your advise in the following.
Mr.A purchased an agricultural land admeasuring 5000 sq. feet (5 Gunthas) in a rural area of Thane Dist in Maharashtra. He paid the entire consideration and built a small house on the land and is living with his family.
But, till now he could not register the deed of conveyance as his lawyer said that since it cannot be registered as, a part of a bigger pece of agricultural land cannot be sold if the same is less than 10000 sq. ft. (10 Gunthas).
He is living in the house constructed on this land for more than 5 years now.
Further, he is not a farmer and does not have any record to show that his ancestors held an agricultural land in the past.
Please advise what will be the remedy available to Mr.A to register the said land in his name?

My question is, Is "The Transfer Of Property Act, 1882" now known as "THE TRANSFER OF PROPERTY (AMENDMENT) ACT, 2002", Applicable in Gujarat State Currently?
Is the above mentioned Act applicable to the Gujarat State?

Vendor gave a registered irrevocable power of attorney dated 1-12-2008 in favour of purchaser i.e. a pvt ltd co. for the value of Rs. 1,00,00,000/- bearing stamp duty of 6,50,000/- . In the irrevocable power of attorney it is mentioned that vendor hands over the vacant possession of the land to the purchaser and he has received full consideration of the land.
N.A. permission is obtained on 11-2-2009
Thereafter, on 14-02-2009 sale deed is executed on the basis of this irrevocable POA by purchaser i.e. pvt ltd co. in its favour on the stamp paper of Rs. 100/-
Thereafter the purchaser i.e. a pvt ltd co. floats a residential scheme after necessary permissions of concerned authority.
Now my query is :
(1) Whether the above transaction amounts to a valid sale.
(2)Whther N.A. permission obtained after execution of irrevocable POA and before execution date of sale is valid.
(3) Can any bank finance this scheme, if not then on what grounds bank cannot finance the scheme.
(4) If Bank has already granted loan on number of individual units on scheme built on this land then what is remedy available with the Bank.
(5) how can Bank protect its interest, what can be done by Bank it it has already finance few units.
Sign of redevelopment consent by nominee on behalf of flat owner
My father made me nominee of the flat. Now building is going for redevelopment and the secretory of the bldg. told me that I can sign concent for redevelopment on my father's behalf because father is staying in village. He also told me that I will get all cheques for rent and corpus fund in my name. Is it possible?
And I have one more doubt, as per law my mother is legally nominee or my father can make me nominee of the flat.
