I am purchasing a house, for which the vendor got possession from his father(Mr.X) through a gift deed in 2007. (Mr.X) married another woman after death of vendor's mother. Date of marriage is not known but the gift deed was executed after death of vendor's mother.
Mr.X has earned the property, is not ancestral. Mr.X's second wife has no children( He is 65 years old).
I am purchasing the house through a sale deed. Is there a possibility of any legal complications from Mr.X's second wife.
Mr.X will sign on the sale deed as a witness.
Kindly provide me your valuable opinion.
Thank you

Hello,
Can someone advise me as to what is the difference between GIFT DEED / SETTLEMENT DEED / RELEASE DEED please with regards to property.
I own a property along with my mum as co-owner and i want to transfer it to my name for 100% share so that i can rent out or sell it accordingly. This is not an inherited property.
I was told that GIFT DEED was an option but i wasn't clear with the STAMP DUTY advise i received. If it is a percentage of property value then it will cost me in lakhs and don't want to do that.
I was suggested alternates to be SETTLEMENT DEED, which would cost me around Rs. 14,000 (or) RELEASE DEED which would cost me 1% of MARKET VALUE of property.
Can someone please advise what is the different between these 3 deed types?
All i am looking for is something easier for me to proceed with renting out (or) selling my property and don't want to go for costlier options.
Appreciate your help a lot.
regards

HI,
About 4 weeks ago I registered one property as a gift and then applied for khata transfer on 13th Dec. I am told that all signatures by Asst. Commissioner have been done already but apparently there is an inspection after which the khata transfer happens. (This is what the middleman whom i hired told me). Is that true
If yes by much time can I expect the inspection to happen

An aided school owned by eight family members governed by a WILL dt in the year 1976.
Now some four members out of this eight are in need of money and are willing to even sell the school. But other four do not like to sell it off.
Now the question is.
Since four persons require money urgently Is there any way to raise money for them by selling their own shares in the school. If so How, and how the school can be run and under which governing documents.
WILL, or Trust etc.
Please answer.
Please see that only a WILL is there and based upon this the school functions. No other pvt.trust or things like that.
Please answer.

sir i had made an agreement for sale of my family property with a person. we made a agreement of paying 5 lakh in advance , half of the full amount by 3 month & rest by next 3 month, in document. but as the person was introduced by knowing person , by word we made a agreement of paying 12% of total amount in first week & rest periodicaly , but these condition's in oral , was not said in the document. now we realize the person purchsed from us is a dealer, & he is trying to sale our property to another person & he havn't paid a single amount other than advance . now it's only 45 days over from the date of agreement. we had to get the amount periodicaly , which we made a deal in oral, other wise there is no need of sale. so can we cancel agreement by waiting for 3 month & refunding the advance amount. out of the 3 witness in the agreement 2 are at our side.the agreement is not registerd & made on 100 rs stamp paper
in document the conditions are to pay half of full amount within first 3 month & so we have to give possesion . the rest of the amount within next 3 month & register to buyers name................. if anyone of the parties are not able follow these conditions , then the party who is not able to follow the conditions, should give the other compensation for his loss. ............... these are the words in the document

One of the lawyer told me that rectificaton needs to be done but the previous two owners are expired.and rectification is diificult. Is there any possibility to correct typo error in the layout plan. All three boundaries of the site is correct but in the east side the site number given in deed and lay out plan is different.
How to correct the layout plan.
