Mutation of agricultural land without chain deeds...

Respected Sir/Madam,

Please help in the following matter…
My grandmother gifted me some agricultural land in 2010 via a registered gift deed. Till date I was busy in completing my education. In the meantime, my grandmother died on 26/09/2013 and at present I am trying to get the agricultural land mutated in my name.

My grandmother purchased the plot via a registered sale deed dated 1959. I did the searching for that plot and found that my grandmother’s name is not recorded in there. At present I have only two deeds, one of my grandmothers’ (where my grandmother is the purchaser) and the second one is mine (where I am the receiver). I do not have the other chain deeds.

After consulting with several other senior relatives of mine (who are similar to the age of my grandmother and were present at that time), I came to know that my grandmother did not take the original deed from the previous owner and hence the son’s of that previous owner mutated the agricultural land in their respective names with the help of their father’s deed.

After the purchase, my grandmother (through her workers) was cultivating that particular land till date and at present I am in control of that agricultural land.

Hence, please advise me that being in control of the land how to get my name mutated/recorded.

Should i buy a property which is disputed

i wish to purchase a property near to my clinic.
but the property is divided between three brothers . and a case is filed against the three brothers because they have excluded the sister from the property.

and the portion i am thinking to buy , the owner has shown me his pan card and driving licence which has different names in the place of his fathers name and the deed shows a different name.

is it advisible to invest in such a property.
will there be any problem keeping in mind that all the documents and proofs they have shown me have different names and a court case is on the house ???

Need a suggestion on relinquishment or release deed

respected sir,
if there are five members in a joint family property and any one of them want to waive away his right over the property to only one person of that family, can he make a release or relinquishment deed, why because i heard that if a person waive away his right it goes to all the other members of the family and he cannot waive away his right to only one person...
kindly suggest me what exactly happens to the property if a person waives away his right in the property

Registration

Generally it is a practice in Delhi to go for a rent agreement of 11 months without registration.
But the rent act 1995 says registration is must.
Is there any such law which allows 11 months agreement to be exempted from registration.

Difference in area and survey no of land purchased and possessing

Sir,
I have purchased 80 cents of land of a particular survey no in 1994 from a person who was in possession of the same since 1940 and the same has been transferred to my name in the village records after "POOKKUVARAVU".Now my land is measured by the survey department and it is stated that my holding covers only 75 cents of that particular survey no and out of the remaining in my possession 2 cents is PORAMBOKE and 3 cents pertains to another survey no as per the resurvey plan of 1976. i would like to know whether the authorities can reduce my area in the records as per the new measurements without my consent and evict the difference in area for which i have paid value and is in my and my sellers possession for such a long period. What remedial measures is available for me.
