Pnb housing asking for undated blank chs in addition to mortgage and gurantee for home loan

dear sir,

pnb has granted a loan of 23 lacs to me for a plot of dlf.

apart from mortgage of plot and a very good guarantee they want ten blank undated chs but cross in favour of pnb.

this is not a part of the sanction letter.

in addition they have taken four blank ecs forms authorising them to debit emis agreed at monthly intervals.

the sanction letter is with me duly signed by them.

my queries on valuable guidance are:-

1. Is this violative of trade practices?..

2. if they present these chs filled in their own hand would it invite provisions of sec 138 of NI act.?

3. i am prepared to give crossed undated chs for the amounts filled equialent to the stated emis. Is that OK?.

4. I am prepared to give undated blank chs but with their acknowledgement. Is that OK?.

5. I am keen on the loan but do not want to give blank undated chs, ten in no. Can they after having sanctioned the loan wihtout the condition of chs, refuse the loan legally?

6. Pl advise

Co-op housing soceity transfer of shares

Situation:

a. Housing Soceity is under Maharashtra Co-op HS Act.
b. HS has land plots (NO FLATS) which prospective buyers want to buy including me from the initial 1st Members.
c. HS issued ONLY allotment letter and share certificate to its members.
D. HS did NOT execute a Lease Deed or any sort of deed or agreement with its 1st set of members who are in possesion of share certificate.
c. Current owner (1st Member) has share certificate, allotment letter but NO lease deed done or any document registered.

My Questions are:

1. Which all documents should the 1st member have with him in possesion before he can sell his share to me?

2. If i want to buy the land, what all documents will be required to be executed from my end for the entire transaction to be legal and future safe for sale. A few options i have been given are

Lease Deed
Transfer of Lease Hold Right (Tri Party)
Draft Deed

Change of caste from vokkaliga to namdhari vokkaliga

Dear Sir/Madam,

I am Sunil B, from Thirthahalli Taluk, Shivamogga District, Karnataka.

Sir, I belong to Namdhari Vokkaliga Caste and according to National Commission for Backward Classes(NCBC), my category is mentioned in the Karnataka state list in Entry No 155.

But problem is: My father has mentioned my caste as Vokkaliga in School Transfer Certificate(TC), (Vokkaliga is a general Caste and Namdhari is a sub caste), and Taluk panchayat office people want TC as a document for issuing OBC certificate. But I told them that I don't any document which says about Namdhari. They also suggested to bring any documents either from Grandfathers are relatives which says that you belong to Namdhari, but I don't have that too.

I asked any affidavit will do the work. They said that Tahsildar may reject the application.

So, Is there any way that I can proceed to get the OBC certificate. I don't want to do any fake certification. What I have mentioned about my caste is true, but due to lack of documentation, I cannot prove that my category is Namdhari Vokkaliga.

Please help me in this.

Thanks and Regards,
Sunil B

Registeration of gift deed

Respected experts...

My brother, who now lives in other country and has taken the citizenship there, owns a house here in india. He is finding it complex to indulge in taxation procedures here as the house is used for renting and thus income is generated.

He wants to transfer the said property in my name as a Gift (actually for safe keeping and to save the complexity of taxations due to its rental use)

QUESTION : Is it necessary to register a gift deed with complete stamp duty or a notarised gift deed on lower stamp paper work the same as we have no issues between us and are not willing to pay the high stamp duty involved.

I have been advised to get a SPA/GPA made, but will i be able to include the income as my income for taxation by force of such a document
