Uds registration for the land owner

sir,

I am the land owner and gave my site to the promotor to develop residential flats with a joint venture agreement.

In consideration he has to give me back one flat with a uds of 469 sq ft.

Now how can this uds of mine to be registered ?

if the developer is ready to get it done then approach to the office of the registrar and get the same registered with the consent of both the parties.
