Covenants and undertakings by the purchaser


Hi, I have one query regarding regarding flat registry.
Builder has mentioned below clause on the registry agreement paper. Please review below clause and let me know after registry whether I would be able to rent out my flat in future or not. what does it mean by groupd accomodation? Is it standard all the builder flow on registry paper?
(o) The Purchaser/s shall use the said premises or any part thereof or permit the same to be used only for residential purpose as shown in the sanctioned plan, provided that, the Purchaser/s or Occupier/s of the said premises shall not use the same as and for Massage Centre, Gambling House, Classes, Service Apartment, Hostel, group accommodation, rentals on cot basis in any manner, Lodging Boarding or any illegal or immoral purpose.

Delhi electricity regulatory commission

I am a resident of Delhi and have BYPL connection. Now-a-days, BYPL is forcing people to put electricity meter outside of their houses which decreases the show of front of their houses. I want to know that is there any real order for that. Is it mandatory for all to put meter outside their houses or it is just for high load consumers? And can i get a copy of that order by RTI?
Please help.

Double registeration of same plot

sir,

(A) and (B) are the heirs of the land
(A is the father) (B is the son)

in 1974 A the father done a layout and sold some plots .
and again in 1980 B the son modified the layout and sold the remaining plots in which some 5 flats are double registered
which are done both and A and B separately to two different parties in 1974 and 1980

Then who got the legal right on 5 plots to 1974 persons or 1980 registered person

Sale deed for property registration

Team, for sale deeds formatted in Marathi, for unmarried female buyer, do they write shreemati in place of kumari .Its been told by my Builder .Pl let me know .The sale deed has been registered in Maharashtra region.

Is indian contract act, 1872 applicable against breaching party when subject matter is subjudice?

Sir,

Plz. take this like an academic query.

1. Ram takes loan of Rs. 1,00,000/- in cash from Shyam.
2. Ram deposits the cash into his bank.
3. Shyam asks for his amount back from Ram.
4. Ram denies to give back.
5. Shyam lodges an FIR and also files a suit against Ram that the loan was taken by fraud and forgery.
6. Cases are pending in both the Criminal and Civil Courts.
7. Bank came to know that the amount kept in the name of Ram actually belongs to Shyam.
8. Bank handovers the amount to Shyam and issues a letter to Ram informing amount debited and closure of account.

So is the Indian Contract Act, 1872, sections 39, 73, 151 and 153 applicable in a suit against the breaching party i.e. "the Bank"?
Can a Suit for compensation of damages arising out of anticipatory repudiation (breach) [under sec.39 of Indian Contract Act] be filed by making only the bank as party and be successful?
Can compensation be received today by Ram even if the Criminal and Civil Cases are pending?

Loan in lal dora registered land

Sir I have land in village Kathgarh the jalalabad West distt fazilka punjab falling in lal dora but I got it registered by way of transfer of property by my father I want to avail home loan from pnb as I mentioned serving in this bank but bank manager refused to advance me a loan. Kindly guide me

Court marriage

My son expired in car accident, he had a court married at Bandra court. The form did not have either photos of husband and wife nor witness signatures.
There is only a notarised copy of marriage agreement.
Could it be legal marriage document?

Wrong date in the agreement

Dear sir,

IN the Memorandam of Agreement the date mentioned in the begining of the agreement differs from the date of execution. My questions are:
1. Whether the document is legal or void
2. How to rectify without getting the authentication from the executor.

Please Help.
