Power of Attorney for gift

There is 1 property located in thane district of Mumbai which is in the name of my paternal aunt. At present aunt is staying in another state. This property is to be gifted to my daddy. So I have planed to obtain Power of Attorney in my name for execution of gift deed in my daddy's name. Infact I have got the Power of Attorney registered in that state where my Aunt stays and not in the jurisdiction where the property is located. So my query is whether this registered Power of Attorney Valid as it was not registered in the jurisdiction where the property is located.

2 POAs and a Sale without the Original Sale Deed- is it valid?

When a person has given two people each a Power of Attorney for the Sale of his same property without the knowledge of the first POA holder(that he has also given a POA to another person for the same property, later on,) what is the locus standi of a sale concluded by the second POA holder without the knowledge of the first POA holder.
The Original title-deeds of the property are with the First POA holder. This was because there was an understanding between the Owner of the property and the First POA holder to share among themselves the Sale Proceeds. But later the Seller without the knowledge of the First POA holder gave another POA to a second person and a Sale was carried out using either a fake Title Deed or a duplicate one. Now if the First POA holder having the Original Title-Deeds and a POA goes ahead with a Sale will it be valid and what is the position of the Sale executed by the Second POA holder?

Is it really require to change name in educational certifcates after changing name through affidavit

Dear Sir,

Sir ,After name change, Do I really need to change my name in all my certificates (SSC, Inter, Degree, MCA.....), because this is very tedious process and lengthy one.
or it is sufficient to change in few regular using documents like, PAN, BANKAccount,Passport Property documents with the help of 'Name change affidavit".
Will be there any implicaitons and complications if i have to travel onsite like USA, Uk or any countries part of my job. Will these documents are recognized as legal, withought changing my name in SSC, inter...certificates.

I have contacted one of the local lawyer, he advised me the change name in all certificates to avoid any problem in future. Does it really require to change in all certificates,
cant I attach 'Name change affidivat' certificate along with my previous certificate in future for any transaction. Cant governament recognize this as a formal one?

Kindly dvice me sir, Thanks in advance for your valuable advice.

Thank you..
