Unregistered sale agreement - tamilnadu

Dear Sirs
I have entered an unregistered sale agreement
in Tamilnadu with a party on 05.03.2013 for an period of three months time ie upto 05.06.2013 and paid advance two lakh rupees balance one lakh.But the party is now refusing to come for registration demanding more amount knowing that unregistered agreement is not valid as per latest Tamilnadu act 29 which i don't know while agreement.I have saw an article in this website dt 7/1/2013 that unregistered sale agreement below four months will be valid.Hence i kindly request you to suggest whether my unregistered agreement is valid or whether i can move to Court in this regard.
