Selling of an apartment in new delhi by a nri

I am interested in buying a flat in a Society in Delhi from an NRI settled in US. What are legal obligations on my part and seller's part for lawful execution of the sale of property?

my answers where in some one I have listed all as ready reckoner or better consult a local property lawyer whom you certainly need to discharge your due diligence legal duty to be discharged by you to claim as bonafide buyer should there any need arise in future.

check whether seller has all th origiinal documents of flat . check whether flat is mortgaged or not as per society records .
