Sell of land without having mutation done

Hi,
Is it possible to sell agricultural land where the mutation is not in the name of person who has the title of the land.

yes,after disclosing about it that mutation is still pending. Please note that only mutation pendency is allowed not other !

yes one can sale the land with out mutation. one can sell the land basing upon the sele deed if satisfis other requirement of title.

There is no legal bar in transferring any property without the mutation being done.

Is it a property law applicable to all the states or vary from state to state. I have land in Maharashtra state.

You are right that property law applicable to all the states is different. My given opinion based on UP. So, check with local lawyer.

If you are a lawful owner, by inheritance, of the property, you can sell it.

To sale arising out right can be transferred , but in Maharastra while registering the document the name of transferrer is required on ROR .
