Sale of roof rights of 1st floor of my house at sangrur, punjab.

Sir,
I have constucted a double story house at officers colony , Sangrur, Punjab on a plot/land of 300 square yards. can i sell roof rights of 1st foor of my house to a person or a group of persons for further residential construction as per their requirement.
Please guide.

It will not be simple roof rights, you have to give proportionate share in the undivided land underneath also. Further more, you have to see as to how much Floor Space Index is permitted in your area by the Municipal Authorities.

There is no legal problem if you both are agree. Right in the undivided share of the property is also required to be given to him.
